Golf Simulator feels like a service with a largely suburban target market who would prioritize parking. I'm all for more stuff in the village, but I wonder a bit about this one.

Why would the target market for a lounge with golf as the entertainment be any more suburban than a lounge where you play with cats, or board games, or dance, or sing karaoke?

there's been an abundance of Golf Sim opening in Wpg in past few years, my wife belongs to a "women 2x month fall/winter league". most locations are spread throughout the city so having one more central definitely might be popular

Golfers spending up to thousands on their club set won't want to use generic house clubs, especially if they're intending to use the simulator to practice. They want reps using their own set. Also, if I'm golfing against my buddy, I want to win, simulator or not so I will do whatever I can do get an advantage. Using my own clubs gives me that.

I think you're reading too much into this. Their business model is probably more geared to people looking for a fun activity whilst shopping/dining/partying

If they have cheap beer and cheap golf I might go lol. It could be a golf-bar!

Also, still waiting for the day when we get a beer-arcade ("beer-cade") in Osborne Village. I think the one in the Exchange is opening up soon.

Agreed. I doubt the business plan is a training centre. It’s likely more about the booze. Hopefully they create a cool atmosphere. If it’s fun. People will go. I like a diversity of activities in the village. I would personally rather go to a cool urban location than drive out to a suburb.

Could just walk from your home in Osborne Village instead of driving to the suburbs.

When I golf I lug my clubs on my shoulder for about 10 kilometres. A block or two in the city wouldn’t be a problem.

Time will tell, I hope there's enough local demand to sustain the business. Golfers are a fickle bunch when it comes to their equipment. This conversation is admittedly premature since we (or at least I) don't know what their business model is. Hoping it's more of a lounge/bar with the golf as an added amenity than the other way around. If they focus on the golf aspect as its main draw and try to attract real golfers, that's where I think there might be a problem.

I go to one near my house and they are just packed. You have to book timeslots, they allow booze and food to come to your table (Skip/Door) can order from local restaurants and pick up. They have tournaments that are usually insanely busy. It's almost like a bar scene but with golf. It's a lot of fun. However, it could be a fad, but people do like their golf.

Some construction updates from around the neighbourhood:

333 Wardlaw Ave:

The building is almost complete. As far as I know, the move-in date for new tenants is February 1, 2025. Apartments are available to lease now, but it looks like all the 1-bedroom apartments are already leased. There are still 2-bedroom and 3-bedroom apartments available.

435 Wardlaw Ave (previously 425 Wardlaw Ave):

This is the building connected to 160 Osborne St (where the motel used to be). The building opened to renters back on December 1. Looks like the units are filling up reasonably well. The link below is for both 160 Osborne St and 435 Wardlaw I think (it seems both buildings have the same floor plans and the same prices). Also, I noticed the ground floor units were constructed as residential units instead of commercial units (which was the original plan). Still haven't seen any movement on the commercial units at 160 Osborne St.
