I doubt it makes much of a difference with sunlight. As VCC gets built out it's more likely the podium will be fairly dark most of the time considering how low it is compared to further up Broadway.

I mean if the towers get to this height on the VCC Campus redevelopment

That only strengthens my case - the west part of the site gets minimal shadowing from new mid-rises south of 6th and gets the most light, while the east is boxed in by towers

I've never seen these renderings before. Wow. If built as shown, my apartment building will be at the very edge of this density.

I think they are brand new. They said they will finish up this month so something might get released early next year. Thank god they didn't purse that low form development.

Hang on. When did they stop calling it South Flatz, with a Z? I remember that being ridiculed online when it came out. Or is this a Mandela effect sort of thing?

I was asking myself the same question, it definitely used to be with a Z. Maybe they finally got tired of being mocked relentlessly and came to their senses

Don't worry you're not going crazy.

They had rebranding promotional material posted on the Skytrain construction hoarding this past summer. The tag line was something like "South Flats is growing up" iirc.

Hopefully the marketing people who like to push "LoLo" in North Vancouver get the same message...

So the previous version had 199 hotel units, 220 residential live/work units, 80,000 sq ft office space, 45,000 sq ft of ground-level retail/restaurant, and 86,000 sq ft underground warehouse space, in four towers 7 to 15 storeys high.

Now there are 965 residential units, with the majority of the additional units as rentals. The office space doubles, and as it's in the podium, they have to provide it in order to build the residential above it. The hotel and retail space is a little more than previously.

For reference, the 2 residential towers at the PCI/Low Tide project immediately east are supposed to be 35 storeys.

It feels like Great Northern Way is going to have a weird table-top skyline. Glad these ones aren't all 35 storeys... except they're all 38 storeys...

I don't think the office or hotel floors are going to make much of a difference.

Emily Carr and the existing South Flatz office building already establish a shorter form in the area, and I doubt that the Discovery Parks building (formerly QLT) would be demolished any time soon.
