To me it looks like the commercial is on the bottom floor.

I would love to see more shops, restaurants and cafes along Dieppe Blvd. Instead of acres of apartment blocks.

I read with interest that this group has been selected to oversee the redevelopment of the old iconic Molson brewery site in downtown Montreal. This is a transformative project for the downtown riverfront of that city.

They will be a good choice to lead the expansion of the air industrial park in Dieppe.

I'm not sure if this development on Gauvin road has already been posted on here or not. It's already nearing completion and looks to be very high quality materials. The website has nice renderings. It really would have looked fantastic within the downtown Dieppe area.

Gauvin Road? I'm pretty sure I know the building in question (you can see the backside driving down Champlain Street), but, I had no idea that the quality of this project was so high.

You are right. This belongs in downtown Dieppe.

You are right. This belongs in downtown Dieppe.

I feel this has been under construction for a better part of a year now. It is a nice looking building, but wood construction..for a quality apartment it won't have decent sound barriers between floors. Imo

I feel this has been under construction for a better part of a year now. It is a nice looking building, but wood construction..for a quality apartment it won't have decent sound barriers between floors. Imo

I thought that 6 floors + had to be concrete construction?

Yes, I am pretty sure it is reinforced concrete construction.

Although this building is in an apartment cluster, Gauvin is not a major thoroughfare, and, as such, this project slipped underneath the radar. The absence o renders (until now) did not help.

The extension of Aviation Blvd around the top end of Runway 06/24 at YQM is now open, paved and traversible. It brings you very intimately close to the runway lights at the end of the tarmac.

Remind me again, is any of this leased yet? And it's eventually supposed to connect with Arsenault Rd. and a presumed new set of TCH ramps (no overpass)?

Not sure if any of the newly available lots have been leased yet

Aviation Avenue will head south from here and connect eventually with Champlain Street. I am not sure about the routing

Dieppe wants a full interchange with the TCH. this will require negotiation with the province.

Expansion Dieppe bought up a few parcels in recent years, including this one abutting Champlain in 2022, that seem like the likely route.

Although M&M has an intent to locate a franchise in Dieppe, they still have to find a sufficiently capitalized franchisee. This may take some doing.

Still, this is the sort of enterprise that the new Plaza Corp retail development planned for Rufin/Dieppe Blvd would love to have. It would fit the neighbourhood profile extremely well. I could definitely see an M&M here.

Almost two years later and they're looking for a manager. You think it'll be by Dollarama / Ren's pets or Dieppe Blvd area still?

I don't think they are talking about a whole industrial park, but simply one large lot within the industrial park. the area of the development is 1.8M sq ft which is equivalent to 42 acres.

I imagine they are referring to a location within the new expansion of the air industrial park on Aviation Blvd (where it wraps around the runway). There has to be a reason why the city weny ahead and extended Aviation Blvd this year. You don't spend millions of dollars on a project like this without expectation of some return. I imagine they have been in negotiations with a large corporate interest for some time. I have heard that some land up here has been pre sold.



I wonder if it could be the large lot backing onto the TCH (this would give excellent highway visibility). Exposure like this could come in quite handy for a large distribution centre like Amazon. Hmmmm.......

The massive valuation hints at a large scale project , probably desiring close highway access. Why do I get a feeling a new interchange for Aviation Blvd connecting to the TCH is on the horizon.
