Probably not with the current vacancy rates. Just a guess, though. I suppose it might dissuade some, but there will probably be others desperate to find a place to live who will just accept the potential downsides of living near a homeless encampment and associated untreated mental health and addiction issues.

Halifax readies new Dartmouth homeless site

As work wraps up at the new designated homeless encampment off Windmill Road in Dartmouth, nearby residents and business owners are calling for strong safety plans before people move in.

On Thursday afternoon, crews worked on the formerly wooded property at the corner of Bancroft Lane and Marketplace Drive on Wrights Cove, which has been cleared and levelled with gravel.

Municipal staff, local politicians, and police and fire officials met Wednesday with residents from the surrounding apartment and condo buildings, as well as those from the nearby businesses that include a Tim Hortons, salon and boat shop.

Max Chauvin, director of housing and homelessness for the municipality, said the site will be ready within the next few weeks and then they will start helping people in other camps or non-designated sites move to Bancroft.

He said the city still must do a fire assessment on the site and other work before deciding how many people it can handle, but it will be fewer than 100 tents.

I would say the businesses surrounding the encampment are going to be impacted the most.

It appears that the Harbour Isle Popeyes is very close to opening. The lights are on and staff are onsite. The Harvey's however is far from being ready to open.

The McDonald's on the corner of Windmill and Bancroft has just reopened after a quick renovation. They've increased the size of their kitchen and order taking area and decreased inside seating. The drive Thru must be their larger business.

MacDonald's North America wide does about 60% of its business through the window. Subway almost went completely out of business during COVID because of the walk in model for their business. It will be interesting to see the results of the Quinpool MacDonalds after they lost their Drive Thru.

I imagine that would differ dramatically from store to store, though. Like a McDonald's in a mall food court would do zero per cent of its business from drive-through, one in a suburban strip mall might to 80 per cent. No idea how the Quinpool one stacks up, but there's enough population density around there that I'd imagine there's enough walk-in traffic for a burger joint.

That, and the Windmill store is right next to a busy industrial/business park that isn’t overly pedestrian friendly, and located on one of the busiest roads in the city.

The old show suite is coming down. Id like this to be a sign of more activity to soon come but I doubt it is. I read recently the Elm Developments is busy on a four tower project in Kitchener/Waterloo.
