Came home to some good news, as we now have a new building filing. This tower will likely be closer to 1,300 ft. For now we'll use the 1,220 ft to the highest occupied floor.

Hopefully, the design (or at least a zoning diagram) will be released soon. I genuinely hope that they build an icon, unlike Extell whose new tower nearby looks apropos for a mid-block site in the 40s.

However, this was quickly expanded from 55 to 66 floors.

I suspect that's merely erroneous reporting. I have not checked to see if an amended NB was filed with the DOB, but I doubt that one was.

1,220 to HOF is really good, hopefully this breaks 400 meters total so we can have another U/C now that 270 Park is done.

Can't wait to see the design.

NY Guy:

What does the perimeter wall refer to? Is it the measurement of the base or of the parapet wall?

That is good news! Landmark tower here we come!

These show the old estimate in red, and the new estimate blocked out above it in light gray. This first one needed bulking out to show the full lot size... of course I don't expect the tower to utilize the full envelope for its entire height.

This one also shows the old in red, and the new in gray, with some guide lines to show where the tower is in relation to 432 Park.

And here is a new angle, showing how it could affect the skyline when viewed from Hamilton Park across the water.

Let's hope they make the most of this location, as I'm sure they will.

We've become so accustomed to height, especially in this part of Manhattan, that 1,200 ft seems almost average. But it's a really tall building! We're talking King Kong worthy. I do wonder if 41 W. 57th will match this one in height. It will be interesting to see the parade of supertalls.

Meanwhile, there appears to be a rooftop terrace with this one, not sure if that is defined as occupied space by DOB standards.

Nice. 1,300 ft. will be a major skyline addition.

I expect we'll get a design worthy of the ultra-prime location.

Thanks. My knowledge base is more focused on “wrasslin’” and proselytizing, so I wasn’t sure about that.

Let us hope so. I’m still not sure who’s designing this tower.

New Supertall Development Planned for Midtown East

December 3, 2024

Quote:
Related Companies, through 625 Mad Realty LLC, has filed plans for a major development at 625 Madison Avenue in Midtown East, Manhattan. The project includes a 1,220-foot-tall, 68-story mixed-use building, featuring 101 residential units across 496,704 square feet. Submitted to the NYC Department of Buildings on November 26, 2024, the plans also outline retail space, dining facilities, fitness amenities, and recreational features. SLCE Architects is leading the design, and Andrew Orchulli submitted the application.
Quote:
The building will feature luxury amenities, including retail spaces on the first two floors and the lower level, dining facilities such as a restaurant and private dining area on the fourth floor, and a fitness center with squash and pickleball courts on the fifth floor. Additional features include screening and meeting rooms on the sixth floor, a pool on the seventh floor, and a "sky garden" on the ninth floor. From the 12th to the 66th floors, the building will house two residential units per floor, excluding mechanical floors. A rooftop terrace will offer space for up to 130 people.

I’m assuming SLCE is the architect of record and not the design architect.

given the way that article describes this they most certainly have a design, they just don’t want to reveal it as yet. soon!

Once they get to this stage, they most certainly have a design, though changes can occur and some will occur. But a zoning diagram and drawings have been submitted. Usually once the new building permit has been issued we get to see a zoning diagram. But even then we actually only get to see very little of what the DOB actually gets. It really falls onto Related or the actual atchitects to reveal the design.

How long do you think it will get before the zoning diagram is released by the DOB? Extell’s was released quickly for its Madison Avenue project.

Extell's diagram wasn't released publicly by the DOB. Those things usually aren't released until the new building permit has been issued/approved.
