Some pics I took during my lunch break (all mine) from the Oakridge area:

Claridge House from Oakridge-41st Station:

41st & Cambie from Oakridge-41st Station:


W42 from the front (Columbia Park). The first tower is topped out and the second tower is nearing grade. In my mind these two towers sort-of represent the start of the onslaught of rental construction that we are just starting to see. These are a result of the massive changes to the Oakridge plan, allowing for rental towers over a wide area. Now the Broadway Plan is kicking into high gear, and these towers are fairly consistent with what we will see going forward with most proposals being in the 18-22 fl. range.

Getting occupancy for these is going to be huge for the city. Are any other Cambie high-rises in construction yet (besides 5700 Cambie)?

Directly on Cambie Street, you have Oakridge Park, 41st & Cambie (PCI), Claridge House (Polygon), as you mentioned, and then one of the Ashley Mar (now called Signal) towers by Intracorp.

Within a block or so of Cambie you have 449 West 39th (Gracorp), W42 (Marcon x2), Signal (the other two), and The Cascades (Chard x2).

Wow - that's Dunsmuir House, which was expected to be a social housing or CAC contribution for Holborn's Bay Parkade redevelopment. It has the nicest old cornice in the city.

Its demolition would open up options for the Bay Parkade redevelopment and extend commericial areas northwards in the area, which was initiated by 402 Dunsmuir and The Post.

What a waste. It at least would have made a good facade to wrap around the base of a new hotel there. Holborn F's up Vancouver yet again.

I'm always surprised they've allowed them to leave that canopy over the sidewalk. It always looks like it's close to collapsing onto the sidewalk.

Obviously the floor count doesn't match but in the high res version I don't know it seems like there is a retained facade. No clue where those towers on the right are supposed to be.

Is this whole block planned for redevelopment or something? It seems really incongruous to plant this tower right in the middle of low-rise houses, and not on the main arterial. Why there? Why not 1 block further west where it would be on/near the Cambie corridor? The placement seems kinda random, so I think I must be missing some info.

It's part of the Oakridge municipal town centre so there's a few blocks on either side of Cambie in that area that allows for towers.

Cambie Corridor Plan (“Plan”) – The properties are located within the Oakridge Municipal Town Centre (MTC) neighbourhood of the Plan. Redevelopment is guided by Subsection 4.3.6 which anticipates high-density residential off arterial areas. Policies support opportunities for affordable housing with improved streetscapes, parks, shops, and services. Specifically, Section 4.3.6.1 “High-Density Residential Areas (North of 41st Avenue)” allows for residential buildings up to 18 storeys with 100% secured-rental housing with 20% of residential floor area as below-market rental (BMR) having rental rates, unit eligibility requirements, and operating requirements in accordance with the City’s Moderate Income Rental Housing Program (2017).

The Plan also permits a partial storey for an indoor rooftop amenity space that is contiguous with outdoor amenity space.
