Is there any momentum with the Alexander docks redevelopment? And anything going to happen with the encampments along the river? I know likely to but dare to dream.

The Forks has done some public consultation of the docks, they are continuing to work on that redevelopment.

Have the results of those consults been published yet? I must have missed them.

AECOM won the tender to do the inspection and condition report on the dock that was posted at the end of Jan 2024.

I don't know if has been completed or made publicly available if it is finished.

Thanks cllew.

The Forks has previously done some design competition type things, IIRC. But that is all just fancy pictures of what they could do. It included a swimming area in one submission. Like ya that's ridiculous.

Their description isn't quite right. It's at George and Duncan. Or is it that whole strip thats for sale?

With the Duncan site next door for sale, maybe an opportunity for a Larger development.

Maybe it's not coincidental that it's going up for sale for a pretty penny just as the city was discussing the variances next door.

1) I didn’t see any variances for the Duncan site? Is it posted or on City minutes?

2) New site for sale includes concrete bldg and parking to the west exclusive of sliver of frontage still controlled by CV.

3) If the safe injection site is approved across the street on Disraeli NOTHING is getting built on either of these sites, nor over 120,000ft2 of land to the West inclusive of four 30,000ft development sites.

This does nothing to help the riverbank drug induced encampments nor real help for the walking dead. There has been no consultation on this. So for all of you hoping for more construction in this vicinity, I’m sorry to say the area has been effectively sterilized if this goes through. It also impacts the Vitafoam site, our McDonald / Waterfront site as well as Gomez lands.

I know this post may be a stick in a hornets nest for some, my real question is in regards to my first point.

But they said they would build a fence.

Isn't the Duncan site the one where the city was asked to "close" a RoW to allow them to develop? Or am I mixing something up here?

There's 3 different Duncan sites. The arena, the sliver on Waterfront which has the property closing, and then the 82 George property that's for sale.

First thing is the City needs to grow a back bone and do something about the encampments. I'm sorry but it's completely unacceptable to allow this to go on like it has. And second the area is already completely over run so I don't really believe the injection site will do anything. I'm in that area all the time and it's a — show.

Asylums. Most of these people can never be unsupervised as meth and fent very quickly cause irreversible brain damage. Any injunctions by the courts should be non-withstanding-claused. Give these people treatment and if possible, job placement and homes but provide a place to stay (and stay clean) for those who can never recover. It'd be expensive as hell but probably way cheaper than the costs to social order and the costs to healthcare/police budgets that drug addicts incur.

It would be nice if 82 George and the CV sliver could be assembled. That sliver along Waterfront is pretty useless on its own.

As an aside...if I was trying to sell a property for $3.1 million I'd spend a little more than 10 minutes making the brochure and MLS listing.

I've been doing a little reading on involuntary treatment for addictions. There's certainly no widespread agreement on it's efficacy; some studies seem to show some success, others do not. If a politician were to suggest it as a possible solution here, I'm not sure I'd oppose it, though it's certainly not without troublesome implications.

The problem, of course, is the availability of appropriate facilities, either asylums, hospitals or whatever. Like you said, expensive as hell, but cheaper in the long run.

Clarification.

There are still 3 Duncan properties, with a sliver along Waterfront included. But the square of property that was in for closing was at Heaton Ave where there is another sliver of property that is larger. It's not at the George (Duncan area).

The Duncan site will only be purchased if the Waterfront frontage can be acquired at a reasonable cost without a development agreement from CV. It’s a little like the tail waging the dog. Not sure how that will work out.

As mentioned previously, another very concerning development is the cancelation of phase 2 of Bend on the Duncan / Waterfront site assembled by CV over five years ago. While this parcel sat in limbo, economics have compromised the viability of the renderings proposed while the area continued to spiral downwards. The ask is over market in an attempt to recover sizeable soft costs incurred plus the complications of a government development agreement in place. In an attempt to stimulate development we find ourselves again in the same spot as the St Regis.

As the development agreement path has not worked, I would encourage relaxation of these requirements and perhaps at the right sale price one might find another brewery and bar Restaraunt on the site for the next 10 years until market conditions change. Otherwise I’m fearful the site will sit vacant like the Macintyre property at Portage & Main.

Would another Brewery and a Patent 5 Whisky Barrel Storage in this location be so bad?

I think the drawings are still under my desk!

Do it - Ben Stiller

What about the lots on Amy St opposite the Pumphouse? Starting to whittle down on the large empty lots in the area.
