Alchemy-ABR plots UES residential development
Proposed 28-story project to include 86 residential units

....The developer led by Ken Horn filed plans for a 28-story project at 1484 First Avenue, Crain’s reported. The Midtown-based developer envisions a 161,000-square-foot mixed-use property that will stand 366 feet tall, tucked between East 77th and 78th streets.

Alchemy-ABR’s proposal calls for 86 residential units, though it’s not clear if those would be rentals or condominiums. There would also be retail space on the ground floor.

There may be even more in store for the site. Alchemy-ABR also owns the adjacent site and filed demolition permits for both parcels. The developer’s filing stated the full lot would include 137 units; presumably, that means 1482 First Avenue could house a 51-unit building....

Demolition Continues at 1482-1484 First Avenue on Manhattan’s Upper East Side

The building at 1482 First Avenue formerly stood four stories tall and spanned 7,100 square feet, and the two-story 1484 First Avenue measured 13,600 square feet. Demolition is expected to cost a combined $1.8 million. The abutting properties are located by the intersection of First Avenue and East 77th Street.

A significant amount of work has occurred since our last update in early May, when both structures remained fully standing and covered in scaffolding and netting. The following photos show crews in the process of razing the low-rise buildings behind the sidewalk shed, with portions of their masonry and concrete superstructures visible through the shroud. Demolition is slated for completion this winter, as noted on site.

Alchemy-ABR purchased the assemblage from Parkoff Organization and Prize Network Group for $33.7 million last fall. Plans have yet to be announced for the new building, though it will most likely be residential given the developer’s history of condominium projects.

New Rendering Revealed For 1482 First Avenue on Manhattan’s Upper East Side

A new rendering has been revealed for 1482 First Avenue, a 30-story residential tower on Manhattan’s Upper East Side. Designed by Hill West Architects with Paris Forino as the interior designer and developed by Alchemy-ABR, the 395-foot-tall structure will span 161,000 square feet and yield 86 rental units and 343 square feet of commercial space. The property is comprised of two conjoined interior lots by the intersection of First Avenue and East 77th Street.

The rendering depicts the main western elevation of the building, showing a straightforward rectangular massing with a handful of setbacks spread across the height of the tower. A metal canopy hangs above the two-story entrance, followed by a dense cluster of windows on levels three through 11. The first setback on level 12 provides room for an outdoor terrace lined with glass railings, while the rest of the superstructure climbs uninterrupted until a small setback on level 26. An additional stack of balconies is positioned along the southwestern corner. An expansive rooftop terrace will be located on the 30th floor setback and will be partially covered by the bulkhead on its southern end. The façade is depicted composed of floor-to-ceiling glass and a grid of gray paneling.

Demolition has concluded since our last update in late-July, when the two former low-rise occupants of the property were being razed behind scaffolding and construction netting. The lot now sits cleared and blocked off with woodeZ fencing.

A construction timeline for 1482 First Avenue has yet to be announced.
