In other North Shore news...I've been told that Translink's rezoning proposal for the North Vancouver Transit Centre property at East 3rd St and St. David's will be coming out sometime in the next month. Nearly 400 rental units total, spread across two 16 story buildings, each made up of a tower and a 6 storey podium. Commercial at grade in the west building.

It's years away, but this is going to mean lots of purpose-built 2 and 3-bedroom rentals (!) hitting the North Shore market. And hopefully a grocery store for Moodyville because I have no faith in Cascadia Green getting that done at Innova.

Probably need a few more of these kind of developments to have enough residents to support a small grocery store.

Cap Mall redevelopment seems to also be proceeding along.

They will work to keep Walmart as an anchor tenant. 11 towers 12-40 storeys. Community centre. The current mall is around 400,000 sq feet but a lot of empty unused space.

I wonder how the plan accommodates a Skytrain line. The tower placement seems a bit odd if the future transit station will front Marine Drive.

In comparison Amazing Brentwood might end up being 12.6 million square feet total FAR on 28 acres.

I had hoped a small grocery store could be supported by Moodyville with this development at its core. Translink is allegedly really gunning hard for a Nesters/Choices/equivalent to set up at 3rd and St David's. I would think that these rentals + the strata condos/townhouses + the SFH and their basement renters in the surrounding area would be able to support something smaller like that. But I honestly have no clue.

The updated Cap Mall stuff looks cool, I hadn't checked in a while and didn't realize they just updated their website.

The only big retail space seems to from Marine Drive.
I don't think that would be big enough for a Wal-Mart unless it was 2 storeys.

The current Walmart is 120,493 sq feet. That big retail space is probably 70K sq feet. I assume QuadReal did some demographic studies and figured out there is no way the North Shore can accommodate a secondary mall to Park Royal and all the commercial spattered around all over the North Shore.

Interesting, I'll have to read up on the proposal. Thanks for the links. It's a shame that Walmart is the best they can come up with for an anchor tenant though. I do have some serious reservations about the plan to close off Hamilton south of Marine Drive. That will just dump more traffic onto Fell, Marine and Lloyd/Pemberton.

It's impressive to see a 40 storey building in the plans. I hope the NIMBY's dont throw a hissy fit. I do really wish they'd incorporate a Costco into this development. The North Shore really needs one and this would be a great central location, albeit the traffic generated by it might not be what the city would approve of given the current traffic issues on the North Shore.

But the road geometry of Hamilton is pretty bad IMO so I could see some logic in getting rid of it. I guess we'll see how they design Hanes.

Hamilton's problematic, but more so on the north side of Marine. It would make more sense to remove the dangerous, congestion-inducing northbound left turn where Hamilton meets 16th (immediately after turning left from Marine) rather than obliterating a well-used section on the south side.

Maybe turn it into a one-way southbound? And maybe a road connection along 3rd to the other side of Pemberton

It's not the best the can come up with, Walmart definitely has term and lease restrictions covering development so they need to work with them if they want to do anything here.

Same issue Quadreal faced at Oakridge with the Bay.

Wal-Mart did recently announce a change in their restrictive covenant policy, but that wouldn't affect holding onto a long lease.

None that I know of but I haven't peeked my head in in about two months. At this rate it's going to open in 2050.

Forget King Taps, they can't even open the 4 small stall little food places in the food court

Notre Dame Cathedral burned down 5 years ago, and it re-opened this week. Opening a few food stalls at the Quay is very likely going to take longer

For one of the places, in a small act of defiance, someone covered the "soon" part of the "Opening Soon"

Not sure having only southbound traffic there would be enough. While the amount of south/westbound traffic that Hamilton receives from Larson and 16th may be able to be relieved by Marine Drive westbound, them removal of Hamilton Ave will funnel a considerable amount onto 3rd eastbound and then Fell northbound - which from 4-6pm on weekdays is already overwhelmed. I understand that W 16th itself will improve, but the intersection of 16th & Fell won't see any less traffic, and this closure of Hamilton will just bottleneck Marine & Fell as well. Hopefully the CNV realizes this and pushes back. While the park would certainly be nice to have, perhaps it should be inward facing in the redevelopment.

Also, it will be a terrible shame to lose the indoor bike park as I am sure this redevelopment doesn't account for it's replacement (likely not economically feasible in brand new space), but it would certainly be nice to see it return in some fashion as a community amenity. Although the North Shore is one of THE homes of mountain biking, outside of the trails themselves we have a shocking lack of community infrastructure to support and foster it's development - especially for those at younger ages.

As of this morning, the CNV Development Application page has a map marker up for the Translink-owned development proposal at 502 East 3rd St., but no actual documents posted yet, so I imagine the details of OCP/zoning proposal are going to come in sometime in the next few days.

No, it's going to be 15+ stories. They're making an OCP amendment for two towers resting on a podium and specifically aiming for a boutique/urban grocery store as part of the commercial mix. Unless something has changed significantly since I last saw the renderings a month ago!

Something being spectacular is relevant. ~15 stories, while significant for the neighbourhood, isn't really all that impressive even in the CNV (for example, it would be on the low end of the towers in the Cap Mall redevelopment). Great development for the area though, definitely in line with my expectations. Do you know if there's a provision for a future Skytrain station included? or any major transit related component?
