The cladding looks good for having used what look like fairly typical materials to achieve the design.

The Mackenzie/McDonald Village areas combine to make 1 large 4 sq km planning area. This area will have the most demand out of the village areas, and will develop very quickly. Mackenzie is a perfect street (eg light traffic) to make a retail strip. Nice street to grab a patio coffee.

This will be absolutely transformative for this section of W 4th! Looks great! W 4th is enjoying a renaissance, presently, with so many first-to-market retailers choosing to locate there versus Robson! This will add even more strength the Kits retail scene, likely at the expense of downtown.

Would have liked to see a mid-block connection but otherwise think this is great. I live very very close so I had received the developer mail-out a few weeks ago. Nice to finally see the renders.

The extension of the 4th Ave retail strip beyond Vine is great. Already between Yew and Vine, it's been transformed (Terrex, Kit + Ace and Helly Hansen are recent additions). Aquilini is opening their Provisions concept at the old Browns location at 4th and Vine. I'm glad we aren't losing Safeway but supplementing it.

The side that I will see most often, the residential frontage on 3rd, is very handsome. A rental boom on 4th currently, in areas outside of the Broadway Plan.

Interesting. Is this the same as the place in Whistler that's squeezed between Araxi and Bar Oso? I think that used to be an Aritzia location. We went to provisions a few months ago and god their egg sandwiches were so good.

Anyway, I think this Safeway redevelopment looks excellent. Will be really good for 4th.

Correct - a Vancouver location for the same Whistler concept.

The vibrant retail frontage is excellent.

Great to see this moving ahead ad the design seems to fit well with the neighbourhood. Now if they could only get going on the old Safeway site in West Point Grey.

They better show the same consideration to retail frontage in Mt. Pleasant when part of Main Street inevitably gets redeveloped.

A substantial development like this in this part of downtown is a cause for celebration. Would like to see those facades retained though.

Lol I guess Amacon held out on the two other lots on this block. I assume a social housing component and I beleive a venue might need to be incorporated (unless that's just a rezoning requirment for community serving spaces policy)

I'm pretty sure that the Cobalt, and its neighbour, will be demolished for any new development. Structurally the hotel is in rough shape, and architecturally it's nothing special, and propping up the façade to incorporate it into a new building would cost far more than it's worth.

RHI, the group who bought it, operate a lot of hotels, mostly in the budget or mid market, which is what the city is most lacking. They also develop housing in places like Surry and Burquitlam, but mid rise rather than towers, so this is ambitious.

It will be interesting to see what their idea is for replacing the SRO rooms. They could put social housing in the podium, like Landmark, or they could see if Council would accept a payment instead like the developer of Curv is currently pursuing.

A lot of non-special buildings see their facades retained in this city, and if you're seeking 36 storeys here, I would expect the City asks for it.

My assumption on the SROs is that they will seek the buy out. It's underutilized, but I have been in discussions with Staff where they are open to it. There isn't necessarily a knee jerk reaction to say no.
