Interesting YouTube video: How the 2034 Olympics Will Reshape the Utah Ski Scene

I think it provides a unique perspective as it is a ski channel but he talks about potential transit and development that could come as a result of the 2034 olympics. The video largely focuses on SLC and Park City. A minor detail but I had no idea the local authorities could tell the ski resorts they are not allowed to add capacity to a lift. Seems ridiculous lol

It is called West Main by Architecture Belgique. It looks like retail with apartments above.
I couldn't find renderings anywhere online

Ohhh thank you! I found these renderings on Architecture Belgique's instagram: 68 units and a retail, a restaurant, and a coworking space.

A question about that development at Point of the Mountain.

And I ask this with sincere upmost respect for the developer...



But... ARE THEY ON CRACK? They do realize that they accidentally just created a massive commuter shortcut to Porter Rockwell Blvd that will probably see 100,000+ cars a day wriggle their way through, right?

As you know, currently P. R. Blvd. swings so far toward the north, as it follows the hillside, that it doesn't grab I-15 again until 14600 South in Salt Lake County. That makes it very impractical as a way to grab Mountain View Corridor. At that point a person would just continue to Bangerter Highway and use 13400 South.

Yes, most of the traffic destined for W. SLCo will hit 2100 North through Lehi, like they are supposed to.

And yes, drivers entering at Timponogas Highway might drive a mile south to 2100 North, like they are supposed to.

But once this development opens and connects a new interchange to I-15, it will:

1. Cut the "triangle" off P. R. Blvd., making it a viable east-west shortcut.

2. Cut the adversarial eastward diagonal off I-15 (between this interchange and 14600 South).

3. Point traffic toward the beneficial westward diagonal on SR-85.

It's no shock that Mountainland AOG even have a vision of a "Point of the Mountain **Freeway**" on their regional transportation, not far from this development. It's unfunded. But they know the potential for it to carry a helluva lot of traffic. (Hence why it's envisioned as a freeway connector!)

And this developer blindly just thinks they can toss a small roundabout at the problem?

Which municipality is asking for the Traffic Impact Analysis on this? Lehi?

I cannot state this more clearly:

This is a traffic bomb!

(It's okay for them to connect this shortcut together. But they need to build a street plan that takes this into account. That, or don't connect it at all.)

It'll be like Lehi circa 10 years ago where you could sit in traffic for 1 hour to go 1 block. (Maybe it's still like that? I haven't been down there during rush hour for awhile. ) After a few years they will have to spend millions trying to fix it.

Exactly!

  1. Lehi is "pro-business" (i.e., "We're too scared to set rules, so we'll just let the developer put in whatever they want."
  2. The developers build something bad.
  3. Traffic becomes horrible.
  4. Utahns blame the state (and not the city).
  5. The state spends an enormous amount of money fixing something that shouldn't have been their problem in the first place.
  6. Repeat

See: Thanksgiving Point (circa 2000) and the related freeway fix (circa 2020)

It's a weird regressive subsidy that uses state tax dollars to developers practicing bad planning. Like, it doesn't even have to be urbanist walkable planning. Just make good car planning!

This development will be horrible to drive through after a few years.

Untapped Geothermal Energy at The Point Development

I couldn't find any info if the development is using the existing geothermal drill sites from the old prision. Does anyone have any info on that. This area has at least ten geothermal sources with temperatures between 91°F and 185°F, plus a pond that's always around 80°F.

A project years in the making is crystalizing on the eastern bench of Salt Lake County and could bring hundreds of units and hotel rooms near the mouth of Big and Little Cottonwood canyons.
A planned development on 21.5 acres that would add hundreds of housing units and roughly 60,000 square feet of commercial space in Cottonwood Heights could start construction as early as this year.
The project, known as the Wasatch Rock Redevelopment, is located at 6995 S. Wasatch Blvd. The development is the site of a gravel pit, and it’s located just to the south of the Interstate 215 bend and the overpass that extends over Big Cottonwood Road. The project is also a short distance to the north of Big Cottonwood Canyon.
It was initially approved by the Cottonwood Heights City Council in 2021 after two years of planning and discussion. The plan is largely set in stone, though a handful of details have not yet been finalized. The Wasatch Rock proposal would turn a former gravel pit into the following:
A seven-story apartment building with 300 units
Four one-story retail or commercial pad sites
Two three-story mixed-use commercial pad sites
A five-story hotel with up to 140 rooms
A condominium building with an undetermined number of units
The condo building location and use are approved, but other parameters of that building, like the number of floors and number of units, have yet to be finalized and voted on, according to the minutes from a Cottonwood Heights Planning Commission meeting on Jan. 8.
During that meeting, Mike Johnson, the city’s community and economic development director, outlined each phase of the development’s building process. The first phase is to construct the seven-story apartment complex before moving onto building four of the commercial pads. Next, the hotel would be built, followed by the remaining two commercial sites. The condo would be the final phase.

Johnson said the project’s developer, Rockworth Companies, wants to start construction on the apartment complex this year. He added there’s no timeline available for when the full project could be finished.
Serra Nemelka, a development associate with Rockworth Companies, told the planning commission that Rockworth plans to apply for building permits on the apartment complex, phase one of the project, in the coming months.
Nemelka said the condo building is projected to be 12 stories tall, with three levels for parking and nine levels for residential units. She added that the total number of condo units has not been spelled out, and the number would be determined based on the market. Though the maximum height allowed for the condo is up to 300 feet, Nemelka said Rockworth is planning on keeping the condo building well below that height.
The condominium is the main aspect of the project that’s still up in the air, as city staff was still assembling a technical analysis and staff report for the building, Johnson said during the Jan. 8 meeting. He said the full staff report, along with a staff recommendation, could be presented during a planning commission meeting in February.
After the planning commission makes a recommendation on the condo building, Johnson said it will then go to the city’s Architectural Review Commission for review. After that, the final step is to the city council for approval.
