No. But you are honest.

It's not in the first phase, or the "priority extensions" (Crestview and ABIA).

Up to NLTC was in the scope of Prop A, so this would be next up after that probably (other prop A was SoCo down to stassney).

Thanks.

Yeah, I was thinking that the size of the hotel made sense with a line nearby, but then it also makes sense with all of the current and incoming businesses in the Domain area. It still feels weird to consider this one of the major nodes for the metro for some reason, but it has been for a while now.

This and the other neighboring projects (if those other ones ever break ground) will completely transform that area.

Parking garage? Just slap a few tiny little screens on it, no one will ever know!

Otherwise, nice looking project.

80 mixed-income apartments open in new North Austin development

Quote:
Apartments are all mixed up at the new June West development at 1200 W. Koenig Ln., which reserves space for a variety of income levels and celebrated its grand opening October 28. All 80 units are designated for "workforce housing," according to city documentation.

The new complex is launched in collaboration between the City of Austin, Saigebrook Development, and O-SDA Industries. It contains units for 30-80 percent of the city-designated median family income (MFI), which in 2024 is $126,000 for a four-person household. That means single people making up to $26,500-$68,500 will be considered, as well as four-person households making up to $37,800-97,800, plus similar variations. All units are adaptable for disabilities and accessible by elevator.

I live down the street from this thing and am really looking forward to the park space. Hopefully it comes out nice! Shipe Park is a 15 minute walk which is too far for the little ones..

But damn the real missed opportunity is not having a red line station somewhere over here...

Once upon a time there was a grander vision for that area. I can't seem to find the actual document anymore but here's an article referencing the idea of a Fiskville TOD.

Also here's an image of a slide from the original presentation I found from one of the older rail advocate blogs:

Interesting, I had not seen that. A TOD there totally makes sense *if* they built a new station. Ain't nobody crossing 290 on foot to use the highland mall station, though lol. I guess in theory the gold line would also stop somewhere over there, though at this point there is radio silence about the bus version of the gold line, much less rail.

It's funny how this vision is slowly playing out even though the plan was cancelled.

So this one we were just talking about is The Hangar. The one I was responding to in the post below is The 501, which was being explored for the Ford dealership area nearby. I don't know the status and the link to the original site plan application is dead - probably due to the city's website update. I also mention the recently completed/started multifamily projects to the west and southeast of the areas in question.

EDIT: Found the link: https://abc.austintexas.gov/web/permit/p...=13151747&t_selected_propertyrsn=8029905

The 501 Phase 2 (mixed use): 634 units + 30k sq ft retail
The Hangar (mixed use): 440 units + 2.5k sq ft retail + small park

Under Construction:
Koenig Townhomes: 32 units

Built:
West Koenig Flats (multifamily, live/work units): 210 units
Flora (multifamily): 194 units
Plus Travis Flats though it's a bit of a hike

Plus the existing SFHs to the west, retail/county gov to the south and east.

Capmetro and these people have to be in contact, right? This area is a pretty good location for a new infill station. It's over a half mile (~3,600 ft) from Highland Station, so stop spacing is pretty good. Per their new 2023 service standards and guidelines, commuter rail spacing is on a case-by-case basis but the distance is consistent with their MetroRapid standards.
"Stop or station spacing is aligned with the type of service that is provided and the travel experience it aims to achieve. For example, MetroRapid is a high capacity bus service, and therefore has stations that are further apart between 2,650 to 4,000 feet or ½ to ¾ mile to provide a faster and more reliable service. Commuter rail is also a high capacity service, but has a more nuanced spacing standard which depends highly on surrounding land use and site availability and access. Commuter rail stop spacing should be placed as needed and prioritize fast and efficient service, while balancing access needs for commuters."

Car Wash Redevelopment
7320 Burnet Rd

This one's a mega bummer. What was planned at one point as a 300 unit multifamily + 10k sq ft of retail now appears to be planned as a 5-story straight up self-storage unit only.

Here's a recent post with some info:
https://www.tdlr.texas.gov/TABS/Projects/TABS2025005576

Here's an old zoning change request with details about the original plans:

many storage facilities are just land plays until later. I imagine this is a casualty of the MF pipeline still being pretty full and higher interest rates. We could see it return in another decade or so.
