Cedar Ridge - Edgewater

The the soon to be built out Cedar Ridge - Edgewater projects will have added a few hundred apartment, condo and seniors units, and much more density, to the Nanaimo North Town Centre neighbourhood.

Thank you for the comprehensive list. Downtown Nanaimo has a lot of good potential with its narrow streets and waterfront. Looking forward to seeing more residences built within walking distance of the core.

VIU student housing tower

Design work is 100 per cent complete as of August 2024. On-site work began in September 2024. Move-in is scheduled for summer 2027.

266 new student beds, a common area for students to study and gather,
and a new dining hall for students living in campus housing.

The 9,547 m2 mass timber building will be built to LEED Gold and BC Energy Step Code 4 standards. It will be a certified Zero Carbon Building and Rick Hanson Foundation Accessibility Gold Certified. It will use the university’s mine water geo-exchange energy system for heating and cooling. The new housing will increase on-campus student accommodations by nearly 50%: from 536 beds to 802 beds.

1740 Dufferin Crescent

The proposed project is for an apartment building at 1740 Dufferin Crescent.

Project includes 46 two-bedroom units, 8 one bedroom plus den and 32 one-bedroom units, overall 86 units in a 5 storey above ground structure with under ground parking.

Following the trend of granting a height variance 'The only variance we are looking for this project is building height, the allowable height for this zoning is 14m and our proposal asking for additional 2.91 m to building overall 16.91m building'.

Located at the junction of Metral Drive and Dunbar Road, this project is a 89-unit multi family residential development.

89 units, 2 buildings.

Front building has 3 levels of residential, 1 parkade and 1 lobby level (Total 5 Stories)

A project taking shape on Nanaimo's waterfront has taken the name Salish Quay.

According to a news article:

My feeling is that Nanaimo's core needs to expand considerably to make it more attractive for more people to start planting their roots there. If only the city centre continued the type of density since its inception, but urban sprawl made sure the core got stuck and remained stunted for way too long. It is time to massively rezone the areas surrounding the core to mixed-use developments zones. Also, narrower streets similar to the traditional core must be encouraged.

Nanaimo is doing what it can to refocus towards the downtown core. All three of the largest construction sites are within close walking distance to downtown. Another very large project in development is right in the city centre.

The Harbourview District is very much within a short walk to city centre and is seeing consistent development.

In what I consider a clever move, intended or not, the city is putting a bus exchange right in the city core. This will, hopefully, put the city centre within the density requirements mandated by the provincial government for areas surrounding transit exchanges.

And lastly, by far the majority of projects that I've posted on are either in or very close to the city core. The red dots in the image are (proximate) locations of current or upcoming projects.

This development is interesting due to steep slope and riparian encroachment issues. The project was initially approved, then denied and then approved after riparian issues were resolved. Because of the site’s grade, the building will be three storeys on the street-facing side and five storeys on the river side.
