Those two adjacent sites have been rotting there for a while
There has to be a rezoning application submitted, and then an approved development permit. Assuming there's funding allocated to the project, it will still be a while.

I'm really excited for 3362-3384 Vanness Ave. The existing building is an absolute eyesore passing by on the SkyTrain as the enclosed balconies are filled with what looks like garbage.

It's going to be replaced by two towers with extensive balconies, so if people keeping their junk and extra stuff on their balconies, and using them as extra storage space grinds your gears, then I'm not really sure you're going to get the improvement you're hoping for.

It would be nice if a developer got bold and used heavy frit on the balcony glass to screen the contents and provide bold striping on the tower.

The only one that comes to mind locally is Alaska near Brentwood, but that tower is a mishmash otherwise.

Or use another material besides glass. But glass is cheap, so we are stuck with it. At least fritted glass gives an opportunity to get creative, but we don’t even get that because it would add .1% to total cost.

Plus, they're going to be rental....

So forget any thought of fancy shmancy decorative fritted glass panels for the balconies to hide resident junk.

At least with strata towers you could have some strata rules preventing balcony usage as storage spaces, ....or at least restricting what you can store on them.

Or you could just ban residents from storing stuff on their balconies. With the increasing amount of windstorms we seem to be getting that's not a bad idea.

The pre-sale center opening a month ago or so, I imagine it's on if they are selling anything. The penthouse units look nice.

It initially opened in June. At least one realty website says there's $135,000 off for the next ten units sold. Presumably not true for the 'cheaper' units. Not sure if that's still available, but it suggests sales weren't going so well.

Time flies LOL. Condo sales have taken a huge hit for sure. It's a nice location, but I wasn't interested in paying those prices.
