Nah, I'm sorry, but 3 stories here isn't enough. This is right on a streetcar line and bus stop, and barely more than a mile NW of the sort-of center of downtown.
If we don't want greenbelt car sprawl taking on the duty of meeting demand for the Metro, we need to get used to denser infill and taller building in the center. I'm not saying this needs to be 20 or even 10 stories tall, but people butting heads over even 5-over-1s (though of course those have their own issues) is inappropriate, here. If you don't want density, don't live where we need it.
