This tower and 1529 N Fremont (financed and ready to start construction) are both gonna be major for improving this area. My wife and I walked from North / Clybourn to the Wild Mile for an event earlier this summer, and it felt so much bleaker than it should. Like we ate at a nice Sweetgreen with a shaded outdoor dining area… that overlooked a parking lot. I will say the REI area / “The Seng” development, whatever brewery is down there, and the Wild Mile itself all looked very nice.

Not sure if this was mentioned, but there have been pending permits for 1022 W Jackson since July

I like that 1565 N. Clybourn project. Its location is significant.

This whole area near this particular river path should be redeveloped.

Dense developments literally running parallel to it along its path would be sweet. The area West of that Home Depot too. Just run down, prime location.

Most of that is the site of Lincoln Yards. I believe the site along the river just East of the Home Depot was formerly General Iron, a controversial metal recycler that tried to move to the SE Side. Sterling Bay said they aren't interested in incorporating that site into the larger development, but they do also own a scattering of other sites nearby. Hopefully if they can't continue development soon, they will sell some of the land for the financing to move forward with something.

^ Nice

There are three towers total, correct? Or was that the old design?

It will be 3 towers, though at the moment it seems that only this one tower at 370 N Morgan is about construction-ready. I believe it had been phased into 2 phases, though I am wondering it it may have been broken to 3 since they only seem to be doing permitting for the one tower right now

Wow! How far (west) Fulton Market has come.

There are about 12-15 new buildings built in the last 7-8 years in this shot.

1016 W Jackson

Will break ground in Q1 2025, Aldi will be the anchor grocery tenant, according to Crain's.

1016 W. Jackson

Promising quote from a Crains article today:

Quote:
Mavrek plans to start construction on the 25-story tower at 1016 W. Jackson Blvd. in the first quarter of 2025. The firm is close to securing construction financing for the $155 million project, Hrusovsky said. Twenty percent of the units will be marketed at affordable rates. The grocery store is set to open in the second half of 2026.
Also the grocery tenant is an ALDI which is nice. Surprised there’s not a West Loop Trader Joe’s yet. I think they could really use an urban format one like the Long Island City location, which is in a high rise base with no parking.

While this is fantastic news, and I do not mean to take away from the progress of adding a new grocery store to any area that needs it.

I do still hope that we see an anchor tenant grocery store put in west Fulton Market area. That needs it badly -- somewhere between Ogden/Carroll/Carpenter and Lake.

If I'm not mistaken, I think JDL's 1200 W Fulton has space for it, not sure if anything concrete was announced yet for it though?

The development at 170 n May has a grocery store tenant lined up. They didn’t state who it will be but I’ve heard rumors of it being a Trader Joe’s, though I have no clue if that is true or not. According to a community meeting a few months ago, the expect construction to start q1 2025

220 N Ada is making an impact from the UP-N train heading South. I guess I haven't really been paying attention lately, but it was really standing out today. Is it close to being topped out?

I estimate it has about 5 more floors from the current top floor slab (maybe 2 or 3 more floors above the top of the elevator shaft?)

Crain's had a few interesting articles today.

Golub putting 50 E. Superior up for sale, currently still zoned for max density with the last proposal being a 60 story/725 footer. Article also says that it's being marketed as without needing city council approval for something residential.

Only mentioned in passing, but Crain's mentions that Tribune East has basically "fizzled" out. No elaboration if that's based on some specific event, or just the passage of time with nothing happening.

Can't read the article, can you post the exact quote?

It's not uncommon for projects like this to sit dormant for years with no news.

Here's the quote from the Crain's article.

Quote:
Three years after the model units opened, the building is 77% sold, with 37 of its 162 condos still to sell. Plans for a second, taller tower that was proposed in 2018 for a surface lot east of the Tribune fizzled, reappeared briefly in 2023, then fizzled again.
