Not a great pic but it really shows the impact Olympic + Hill makes on the skyline.

I don't remember if the Olympic + Hill renderings included lighting, but I know Onni's existing Hope + Flower towers and 820 Olive (aka 825 South Hill) have lighting elements, especially the latter.

I can't find any night-time renderings of the newer iteration of the project. The initial, taller proposal did have some sort of lighting element. In any case, we will find out soon enough.

LA needs something like this. "The Mayor of Seattle just passed legislation, allowing for developers who are building dense housing, lodging, research and developments downtown to bypass the cities lengthy 3 years design review process, saving developers millions in fees and etc."

I'm not pro ditching design reviews totally since we'll end up with 20 story podiums with 5 floors of condos on top (I'm being sarcastic.... but am I?), however, since we're in a housing crisis that the governor and mayor keep harping about, ditching some of the red tape that they themselves put into place would fix that.

Repealing the mansion tax that has already shown to actually have caused the reverse to happen would also help. Before it was put into place, it seems downtown was getting on average 5 new proposals a year. It seems now we're averaging 0-2.

Prime example. 8th and hope was proposed WAAAAAAAY back in early 2017 and still hasn't broken ground yet. The approval process shouldnt be longer than 3 years. 2-3 years is good enough.

I remember she said she wanted to cut some red tape to help streamline development but we're now going on year 3.
The article says the change will reduce the planning and design process by six to nine months. That's smart. The city also previously streamlined its EIR process, which is also smart (IIRC, Newsom already did that for CA cities). Anything that can reduce red tape and associated delays is a good idea. I'd love to see similar streamlining here, and there's no reason not to do it.

I gather it's the Mitsui Fudosan proposal at 8th and Grand (that spans 8th Street between Grand and Hope).

They really just finished the tower at 8th and Fig. I wouldn’t think it would’ve started this year.

^^^ I wasn't expecting it to break ground this year. My point was it shouldn't take nearly 10 years to crawl through the approvals process. Especially when there's a highly publicized and documented housing crisis currently. Especially when other mayors are passing legislation to speed it up a little. The housing being built won't even put a dent into our current demand, barely a scratch.

That is one 🞵🞵🞵🞵 proposal. A big part of the delay was due to three appeals by adjacent property owners, btw. It wasn't all the fault of the city. Anyway--YES PLEASE:

Gahh I love the proposal so much, reminds me of the Park 5th proposal that we lost to the 2008 recession. Pleeease can they start construction on this one.

The City could exempt multifamily housing from CEQA by allowing for ministerial/administrative approval rather than discretionary. That would make the approval process way faster and would protect against appeals/challenges by neighbors.
