agree it is possible, my situation is slightly different as I plan on living part time at the cottage and part time in the city, and potentially grandkids in 10'ish years.

All I'm saying that some parking for certain demographics will be necessary and typcial that's undersground. Or maybe some buildings will have 1-2 level parking along the rail line. excited to see this coming together

It's going to be wild to see all those buildings go up all at once.
Is that one being developed by The Forks itself? They had previously stated one of the original developers backed out and they had the opportunity to be a developer.

Free land. The developers involved in this have a huge leg up from any normal development. The forks is also paying for all the lot servicing too, paid for by the sale of the portage place parkade that made the forks lots of cash. so another huge leg up. Only a fool would back out of this.

Apartment. Half affordable housing. Half market.

Land isn’t free. It’s leased by the developers. Servicing is no different than a typical development on a street.

Does have district geothermal. Which is cool. Won’t be free either though.

The unique opportunity to build at the forks is the main carrot for developers I think. Should be high demand. Theres no real economic advantage.

How is a lease being paid for by the people occupying a building and not the developer, the same as purchasing property and paying tax on it? Did government money install geothermal in other developments around winnipeg too? Don’t forget all the developers will be getting TIF,s on this too. It’s the epitome of corporate welfare.

TNS is paying a lease on their land for truenorth square

You want to be mad at this development but the things you are using to justify your anger are incorrect. This is not a sweet deal for developers. They wish they were getting corporate handouts.

It’s a land lease. Developers lease the land instead of owning it. If they owned it the purchase price would be baked into the cost of rent. Here the lease payments will be baked in. It’s no different.

The geothermal was paid for by the Forks and the cost will be charged back to the building owners.

The site was serviced, yes. But when you build on a normal street the site is serviced too. The government serviced it. Developers pay to connect to the utilities under the street. It’s no different here.

No developer is getting a TIF. There was a TIF to help reduce the cost of site development. Government pays to extend services all the time.

I think that changed in 2015 when MPI transferred ownership of the former Carlton St. parking lot to True North Development in exchange for becoming a limited partner in the project. Up to that point yes the land was being leased out to TND.

Generally the leases work under a lease term of 99 years, the developer would remit a one time pre-payment of land rent that will approximate the freehold value of the land parcel.
