Yup especially as they shut it down at 12th so the only option was to reroute to Williams street which is a one way in the opposite direction.

Now that I see them side by side- I wish the residential tower was taller and not eclipsed by the office building. Would have enjoyed seeing the residential tower peer above the rest for variety.

This building is turning out to be quite impressive. Does anyone know the Architecture Firm off hand?

Surprised they built the office tower strictly off spec in this climate unless they know something we dont...

Office Building looking close to complete. Just wonder if it will sit empty, mostly empty for just partially empty for the next decade.

I hope they can find a major tenant for the building. It turned out great, and everything around it is growing up so quick with residential and restaurant. It would be such a shame for this thing to sit vacant for years.

Really wish another major tech company or healthcare company would move in. Google, microsoft, NCR, Anthem all together around Tech. The synergy between these players has got to be mutually beneficial.

I doubt Portman built that tower purely off spec. I'm sure he knows something we don't.

In other news, the apartments are nearly sold out.

I think it was completely on spec. Keep in mind that these towers are in the works for several years before reaching construction. So the circumstances were very different at the time that they approved and financed this tower.

Almost certainly spec, yeah. They would have talked about a major tenant if they had one, even if they couldn't share the name. It will most likely sit vacant for a long time. Vacancy is something like 25% in Midtown now and this building would presumably be one of the more expensive options since it's new.

It won't be 100% empty. There is a sushi restaurant at least going in the office building lobby level with an Omakase experience on the 8th floor as well.

So, vacancy overall is something like 25% - but, and please correct me if I’m wrong, it’s far lower in new office space, right?

It’s quite a bloodbath out there. Most of the new spec buildings can attract a signature tenant though to anchor some portion of it. I would assume signage rights on this building would be a significant consideration.
