Northmarq Arranges Construction Financing for 142-Unit Development Near University of Texas at Austin

Quote:
Austin, Texas — Northmarq has arranged construction financing for Avalon Pointe, a 142-unit student housing development located near the University of Texas in Austin’s West Campus neighborhood. The 10-story community will offer studio, one- and two-bedroom units. Shared amenities will include a first-floor study lounge, fitness center, electric vehicle charging stations and a 10th floor social room. Cheryl Higley, Ryan Shoars, Noah Villicana and Haylee Williamson of Northmarq’s Austin debt and equity team secured the financing on behalf of an undisclosed borrower. The financing allows up to 75 percent loan-to-cost and offers a built-in, mini-perm option. A timeline for the project was not disclosed.

Some historical buildings don't need to stay, some opportunities don't need to be built. It goes both ways.

That looks nice. More tasteful use of color than your typical West Campus project. Although it could stand to be a bit taller.

(That's one perk up north. The rent around the University of Minnesota is significantly cheaper than comparable UT housing.)

So you moved to The Cities? I lived in Minnesota for 8 years and spent a lot of time in Minneapolis & St. Paul. That's probably my favorite Metro North of the Red River.

I'm trying to see where it could go...guessing more north by about 26-28th streets. Don't like the fake windows on the side though, one of my least favorite Wampus building tropes

Someone on my X posted that this is likely the site on Dean Keeton near Red River that was previously the Co-Op building. Not West Campus, but blog articles are not always accurate.

It's 2602 Hume Pl, behind the 7/11 and Roppolo's. There's signage for Hume Pl at 26th but I never realized this stretch had a name until now.

You know what, that makes a lot of sense...pass often by there and I've been seeing dirt moved in that lot behind Roppolo's. I was worried they were just making surface parking for the residents of the midrise behind the 7-11.

It looks like a storage facility gone vertical. No, wait, that's an insult to storage facilities...

I took a look at the Street View of the supposed address for this building and I think it can explain the awkward ground floor interaction:

Well, the stripe of glass near the top of kind of neat...I guess?

I'm not sure there's anything else about the design here that could even be called mediocre rather than hideous. Honestly, this is ugly enough that it's almost outright false advertising for their website to say this building has "meticulously designed apartments" offering "the ultimate in comfort and style"....

Well, maybe the interior finishes will be absolutely incredible?

That ground floor exterior wall will be tagged before students even move in. But the tagging will probably be a better look.
