This week's update has economic development news, a rare update on the Critical Care Center, and a look at the Winston-Salem apartment market! Lets get updated!

I'm better (parents are doing well and have electricity), but it's still sad to see what happened to the area where I grew-up. It's rough to look at and I usually find I don't want to look at it. I'm helping a friend and his wife move to Atlanta and now two other friends have heard about this and also want help moving down here. Zack said he needs some sort of state certification, so keep that in mind if you're moving from Asheville to a neighboring state. Staying with friends or family for a few weeks is a good way to start your move. I will add that I missed home for several years after moving down here. Be prepared for that. Continue to pray for those in Western North Carolina and donate or volunteer if you can. It may take a decade for the area to recover? A major issue is the lack of flood insurance.

Development Sites:
Forsyth County will hire HDR Engineering and Jones Lang LaSalle to find 16 new economic development sites and find how much it would cost and how long it would take to convert those sites to shovel-ready sites. The county wants four sites suitable for each of these economic development categories: Advanced manufacturing, aerospace & aviation, life sciences, and corporate headquarters.

Housing Research Center:
Winston-Salem State University was awarded a $4 million federal grant to create a Housing Research Center. The Center will research housing supply, how to stabilize rents, and help first-time buyers in the region.

Economic Development:
61 companies are interested in Winston-Salem. 12 are in life sciences and 4 are in aerospace. The businesses looking at Winston-Salem are from (top 4 cities) New York, Atlanta, Los Angeles, and Charlotte.

Apartment Vacancy Rate:
Multi-family housing in Winston-Salem is currently 92.4% leased. L|T Partners has the population growth for Winston-Salem at 4.7%. The national average for population growth is 2.8%.

1913 Lord & Burnham Conservatory Restoration:
Maybe the conservatory is older than we thought? chadwickorchidretail said, "The newly renovated Brown Family Conservatory whose grand opening is Tuesday. As always, if a hurricane leads to evacuations in St. Petersburg and Winter Park, Florida, five family members there will evacuate to our house. This usually impacts this update and the ability to find photographs. This is still a large and impressive update!

1913 Lord & Burnham Conservatory Restoration: Built!
A $5 million renovation of this conservatory is now completed. I noticed it is shown, yet again, as built in 1909 by one of the photographers. So, maybe this building is older than we think?

This is one of only four conservatories in North Carolina!

Jack Warren Park Renovations:
GARANCO, Inc., will build a new amphitheatre, walking trails, and disc golf course at Jack Warren Park. They are naming the amphitheatre for Mayor Mike Horn.

Metropolitan Mixed-use:
Metropolitan Village is ready to start on the second apartment building (Building D), located to the west of the currently under construction apartment building (This new building will be on the southwest corner of East Fifth Street and North Highland Avenue). The new apartment building will have 120 apartments in one and two bedroom units, with a storefront... unless plans have changed.

There is talk of creating something similar to the Downtown Partnership for the area east of U.S. 52. Something like an East Winston Partnership, but they are still deciding on what the name will be?

The former Hills Lexington Barbecue, at 4005 North Patterson Avenue, could become Peterson Business Center? It's not a sure thing, but is being strongly considered.

Alternative Transportation:

Transit, Bike, & Pedestrian Improvements:
If you ride WSTA, be sure to visit the Downtown/Central Library on Wednesday, October 16, 2024 from 5:30 p.m., to 7:30 p.m., to learn about plans to expand night service, mobile phone ticketing, bus tracking, and route changes and give input. Please be aware: As part of their changes, Routes 99, 100, and 110 will be discontinued.

U.S. Bicycle Route 80:
Kimley-Horn was selected to design and engineer the newest segment of the Piedmont Regional Greenway. This segment will start at Salem Lake and may qualify for a Great Trails State Program grant. The City must learn what can be funded by this grant?

Amtrak at Union Station:
There will be another "public comments" meeting connected to the 2050 Metropolitan Transportation Plan, to establish a vision of what the future of transportation in Winston-Salem's Urbanized Area should look like. This will be the last meeting for public comments! Their points ranking must be submitted to the NCDOT in November. If you want to see rail transit return to Union Station, please attend this meeting and provide your input. The meeting is Monday, October 28, 2024, from 5 p.m., to 7 p.m., at the Downtown/Central Library (660 West Fifth Street). All Amtrak/rail supporters, please attend and let them know you want to see rail transit at Union Station!

It is great to see so much development going on in East Winston. It has been so long since there were ever construction crews in these neighborhoods. I really hope it spurs other development and investment interest. There is a huge need for retail, commercial, and other amenities.

Also, love the mural in the park outside Kaleideum.

A historic railroad warehouse facility in downtown Winston-Salem has been bought for $2.9 million by the owner and operator of tenant Sage & Salt Bistro.

The Winston-Salem Southbound Railway Freight Warehouse and Office, located at 300 S. Liberty St., is known locally as the Railroad Building and the Southbound Building. It contains 24,026 square feet of space.

The buyer is Spicy Rails LLC, affiliated with Tom Brock, owner and partner in the law firm of Brock & Scott…..Tom Brock said Monday a major reason for purchasing the building was to open a restaurant/bar named The Station at Salt & Sage that will have a seating capacity of 60. A grand opening is set for Oct. 25.

The Station will feature live jazz music, a Prohibition theme and a slightly different menu theme featuring a premium raw bar with a selection including raw or steamed seafood and steaks prepared over a Japanese-styled grill.

Just timing of events. I believe TBJ has done a fantastic job at reporting on W-S developments recently, most recently with the Grounds.

We have a rare update on the tallest under construction building in Winston-Salem! Equally exciting, we have a rendering of the first building to be constructed at the Clarkson Research Campus! Though we don't have as many updates as usual and the updates are late, I'm guessing you're still excited to get updated! So, lets get updated! And... Don't forget to vote, Winston-Salem! Lauren and I live in Georgia and we voted early.

The first building to be constructed on the campus. No general contractor at this time, but they think it will take a year to build this.

1782 Potters House:
The 1782 Potter’s House is getting a major facelift that starts with historical research, condition assessments, and essential roof repairs and includes work to prevent water damage.

422 North Liberty:
422 North Liberty Street will go up for auction on November 5-12, 2024. If you're interested, it's 16,464-square-feet on four floors. It can be restored to its original appearance, according to the current owner. For a tour of the property and more information, contact Iron Horse Auctions. You may want to ask about restoration, since a local historian I trust is saying something different from the building's owner?

Bowman Gray Stadium Renovation:
Bowman Gray Stadium will soon add Dynamic LED lighting, at the request of Fox Sports, for high definition TV. Yes, it will be in place for NASCAR's The Clash in February. WSSU will also be able to use this. Dynamic LEDs can change colors and turn-on-and-off rapidly for dramatic lighting effects.

The same developer is building "The Grounds". That's a huge project. I'd assume the hotel is on hold.

That might be the case, but I ask why. I should think that an outfit able to take on a project such as The Grounds would have or acquire the ability for additional projects, which I am sure they must already be able to do in other cities so why not in the same city? While The Grounds is truly the most important development in the city, the IQ and especially this hotel is super important.

This is only a guess, but the IQ hotel was proposed and designed before the massive increase in building costs. That combined with the fact that it's a high rise building that requires steel in the construction makes it all the more expensive. It's possible the returns just became too thin, because I doubt hotel rates have risen enough in WS to offset the increase in cost. It could still come back, though, particularly if interest rates decrease.

On the Grounds, it's all low rise buildings and all except the office building are likely to be stick built, which reduces the cost. Also as it relates to the office component, Wake Forest is occupying that building and wants to get the project done, so they are probably willing to sign a lease that guarantees a certain return to the developers to make it happen. The IQ hotel was reliant purely on market dynamics. I wouldn't totally give up on the IQ project though.

Give up on it. Tall buildings are dead in Winston-Salem. Wells Fargo has an even smaller presence in it's tower. The former BB&T headquarters is empty as well. I would say the IQ is dead too, even with all the shoveling going on.

There is a "mystery rendering" from STITCH Design Shop that "could" be a 2024 redesign of the 16-storey Bailey Park project, but I've heard nothing more on it.

HanesBrands Headquarters:
Shelco has started the permitting process for floors 2, 5, 6, and 7 of HanesBrands' new downtown headquarters. Yes, this is the company known for their T-shirts, socks, and underwear.

Carmen Johnson will open Nosh & Grind on the ground floor of the new HanesBrands Headquarters. You may remember this as the former Diamondback Downtown location.

Exposition Center:
Completion is set for early-2026. Michael Graves Architecture is the architect and Shelco is the general contractor for this project.

McGriff Insurance has leased the 505 (5th floor) space at 380 Knollwood Street (The Knollwood). This is one of the tenants moving-out of the Park Building (future HanesBrands Headquarters). I think The Knollwood space was advertised around 6,000-square-feet?

110 Oakwood Building:
Kensington Financial Group is moving from 326 South Main Street (Old Salem area) to the 4th floor of the 110 Oakwood Building. espinosa ARCHITECTURE + consulting is the architect for this project.

It appears as if the big news I was told to look for, concerning the former BB&T Headquarters Building, was someone buying the underground parking deck for roughly $1.5 million. This buyer is also interested in buying the 21-storey building above it.
