I love New City's OFW project, but one thing i keep scratching my head on, is how the Overline hotel integrates with the park. Why no have an entrance there and why not put another retail spot on that corner of the apartment building. Also looks like the street wont go fully between the hotel and apartment. Seems like they've built a turn around/entrance to both parking decks and then will have some landscaping where that part meets the park.

Plans for new phase at massive Fourth Ward project move forward

https://atlanta.urbanize.city/post/fourth-ward-project-new-city-development-next-phase-move-forward

Quote:
New City filed plans with the City of Atlanta’s Office of Zoning and Development on June 30 to bring two parcels into its existing master plan for new construction. Both were added to New City’s holdings in the area after the company had bought 12 acres from Georgia Power Company for $34 million six years ago.

The properties in question include the former Venkman’s restaurant and live music venue and a neighboring building where New City currently houses its offices. The developer is asking that both parcels, totaling 1.9 acres, be rezoned to allow for mixed-use development, eliminating a current industrial zoning designation with one of them.

According to paperwork filed with the city, roughly 400 residential units are in the works, with estimated rents to be determined. The project would replace existing buildings and include about 460 feet of frontage on Ralph McGill Boulevard, about a block west of the BeltLine’s popular Eastside Trail.

New City has hired Berlin-based architecture firm Barkow Leibinger to “bring European sensibility” and design an “incredibly special” building that would act as the project’s southwestern-most front door, per Irwin.

Another architecturally interesting tower around the park sounds great. I'm also liking the juxtaposition of PCM and the new tower.

Final phase of 760 Ralph McGill is on the October Beltline DRC Agenda

Quote:
The project is the final phase of the mixed-use development located at 760 Ralph McGill Boulevard and is referred to as Parcel D and Parcel E. The proposed development program is outlined below

PARCEL D – 1.9 acres Proposed development to provide one building mass providing up to 20 levels of residential units, 3 levels of below ground parking, podium retail and community space.
PARCEL E – 2 acres Proposed development to provide one building mass providing up to 20 levels of residential units, 3 levels of below ground parking, podium retail and community space.

The project is the final phase of the mixed-use development located at 760 Ralph McGill Boulevard and is referred to as Parcel D and Parcel E. In addition to the proposed development program outlined below will consider a connection from the building amenity level over N. Angier to the existing Three Tree Hill Plaza that connects to the BeltLine Eastside Trail. The final placement and design of this connection will depend on existing conditions and site topography. The development will maintain all connectivity to Historic Fourth Ward Park.

It is not clear what parcel E is, but I would assume it is the venkmans site, and they still will continue to hold the site adjacent to the Beltline’s for a third commercial tower. Excited they are moving forward on this.

More details from the Business Chronicle

https://www.bizjournals.com/atlanta/news...cx_testVariant=cx_3&cx_artPos=0#cxrecs_s

Quote:
The developer of a $1 billion project on the Atlanta Beltline's Eastside Trail aims to add 780 apartments in its final phase.

New City would add two residential buildings to the project, which it calls Fourth Ward. It is anchored by the headquarters for Mailchimp and includes a boutique hotel and apartment tower.

The new apartment buildings would cover about 4 acres, replacing an existing parking lot, a temporary dog park, New City’s offices, and the former Venkman’s, a restaurant and music venue.

Berlin-based architectural firm Barkow Leibinger will design New City's residential buildings. The architect's work includes Estrel Tower, a stunning skyscraper in Berlin.

New City is set to go before the Beltline’s Design Review Committee on Oct. 16 for its final phase, according to an agenda.

Two more apartment buildings is exactly what i was hoping the final phase would be. 780 rooms in addition to the 360 already built with the Overline Residences, puts us at 1140 units on this development. OFW Park will be one of the densest areas in the city.

Cannot wait to see some renderings for these towers. I hope they match or exceed the architectural merit and execution of the initial phase. Something that both matches the neighborhood they're creating, while also being unique. I have faith in New City.

The additional residences and retail should make for a much better town square vibe for the area. Great for all those who already live nearby and will visit.

Makes you wonder when someone will gun to buy sunbelt rentals across the street or the parking lots of common ground across the BeltLine.

The post office at Ralph McGill next to common ground has been rumored to be sold and redeveloped at some point. My biggest excitement is for a large project at the Whole Foods shopping center, however if memory serves, Home Depot actually owns the land their store is built on, so it will be really interesting to see what happens to that in 10 years time

The Home Depot/Whole Foods lot is either the number one or number two greatest underutilized mega-lots in the whole city. The other being Ansley Mall. Its inevitable that they be redeveloped much denser, but both properties are so profitable as is, the owners don't have much incentive until every other available lot has been redeveloped and the property value becomes too high to resist selling/redeveloping.

Looks like the city is reviewing the proposal today. Does that mean we will get some renderings soon, or is it likely too early in the process?

If they're presenting to the Beltline DRC today, we should definitely see a site plan and building elevations with the materials called out. A 3D rendering is preferred but not required, though I've found that renderings are helpful for selling a project.

Underwhelming, imho. Hope they’re representative and not final design.
