Four large developments under construction within spitting distance of one another.

Things will look a whole lot different in a couple of years.
Work is progressing quickly on the L-shaped building on the southeast corner (on the right in this pic), but driving by I am surprised to see that for such a large and prominent building, it appears to be wood construction (with concrete underground parking). Most new similar buildings have been concrete construction lately especially at 6 stories, which is what the rendering for this indicates.

I find it a little concerning that the vote was split, I'd expect stronger leadership in this part of NB especially during a housing crisis, but at least it went through.

This is what is planned for this contentious property next to the cemetery on Amilrault.

This building will be disappointingly generic in appearance. I can understand why the neighbours might be upset.

Another new apartment building proposed for the small section of Acadie Street just north of the marshlands. This one will have the address of 260 Normandie (SE corner of Normandie/Acadie next to the Home Hardware store.

Retail Talk & Share photos

This will be the fourth apartment building along this short section of Acadie, including:

- Promenade Neuf (construction completed)
- Balade (under construction)
- Le Marki (proposed)

All in all, a very impressive southern entrance into downtown Dieppe is developing.

And, yes, as you might have guessed by recent activity on this thread (and the retail thread), I have finally unlocked the secret as to how to view documentation presented to the Dieppe PAC.

I told Jeff Boucher at Retail Talk & Share how to do it too, and he discovered this little nugget.

This image shows the extent of the current work to extend Aviation Boulevard around the northern flank of the 06/24 runway at YQM. Note that the plan includes a "temporary" emergency access route to the eastbound lane of the TCH.

This image shows the proposal for new street location to branch off the extended section of Dieppe Blvd, leading to Dover Road:

So is this supposed to connect to extensions of Pelagie and an upgrade/new ROW of 'Jeanne' (the dirt road mostly on this PID) relatively quickly, or just Dover/Amirault for now? No way any systemic development appears to the east of this for a while, but I could see the west side filling up rapidly.

Not sure about final street locations.

As for the "east side" of the Dieppe Blvd extension, this is almost assuredly going to be where the new anglophone K-12 school (~1000 students) will be built.

Gotcha. It's a shame to see so few plans for new urban schools. I went to STM in Saint John and spending 4 years up(down)town is a great way to integrate students into urban business centres instead of spending 12 years in various facilities built around school bus loading zones and staff parking lots.

With all the growth here in Dieppe, I wonder if the city government is making plans to expand our transit options, or something like that? The Dieppe/Melanson area isn't currently on the existing bus lines. More lanes isn't likely the answer, so I'm curious if anyone has heard any plans to ramp up transit to give apartment dwellers alternatives to driving?

There is a public survey out about it right now.

I admittedly have never really followed or used public transportation much, but I will say that due to some road work right now on Fox Creek Rd the route is temporarily detoured and stops right in front of my house. It seems like a pretty good system. There are multiple busses per hour and pretty much all of them are at least half full at any hour, and completely full during peak commuting hours.

Thanks for the update. Have they started any work south of LeBlanc?

Yes it has started! The second pic shows the right of way south of Leblanc, and it is definitely well underway. I am going to try to take a hike into the work being done south of Leblanc this coming week and take some pics.

What's the whole Lafrance/Blanchard/Danny/Devarenne layout supposed to look like when complete?

Proposal for realignment of Thomas Street to the new roundabout at Gauvin/Lafrance.

If approved, then it will be a straight shot from Highway 15 southward via Industrial, Lafrance, Thomas and Centrale to Melanson Road.

I wonder if this means they intend to complete the eastbound onramp from Industrial to Highway 15 at some point too........

This realignment will allow for residential development on the land labelled "phase 3."

Unsure if this has been posted yet, but another large residential development off Dieppe Blvd: Village Lakeburn (https://www.perfectionrealty.ca/).

This is almost across the street from Quest's proposed 1,300 unit development. If everything gets built, over 2,000 new units within a 10 min walk along Dieppe Blvd, incredible to see.

From AllNB:

Quote:
AllNewBrunswick recently published an article about Plaza REIT. In the article is a list of expansion projects planned for some of their NB properties.

These included:

- A 15,700-square-foot addition at Dieppe Boulevard Plaza, where an Atlantic Superstore opened earlier this year.

- A 16,800-square-foot expansion at its Petitcodiac Plaza, across the street from the Champlain Place mall;
Site plans on the Plaza REIT website clearly show where these expansions will occur on the properties. The AllNB article is circumspect as to when they will be built. Will it be next year, or several years hence? We don't really know. The Petitcodiac Plaza expansion has been on the books for about five years already, and nothing yet has really happened. The expansion will be in the main plaza, just to the east of Ren's Pets.
