I've been inside it, it's a rodent infested dump. Outside it has minimal appeal. If the First Nations want it gone I have zero problem with that.

Not the best looking building, but good to see some commercial proposed between 41st and king ed, since it's such a commercial dead zone with zero walkable retail currently.

With 15 3-bedroom units, and 8 4-bedroom units which make up almost half of the total square footage of the residential component to boot! This development right here is exactly what we need to see everywhere across the city and the lower mainland!

Your own home would also be a "rodent infested dump" if it's neglected on purpose. This is not an excuse not to save a heritage structure.

Minimal appeal? I'm sure the architect of the day made it as ugly as possible so that future folks have no problem in tearing it down.

I've written to a couple of heritage building organizations to see if there are any follow-ups

The only reason I can think of for commercial there is because it'll be kitty-corner to the Heather Lands redevelopment:

2,600 new homes to be sold at 60% market value in Vancouver

Examples of Heather Lands unit costs under the 60/40 financing arrangement, with unit prices to be determined
at time of sale. (MST Partnership and Canada Lands Company)

I assume the examples they used are not leasehold? So I assume the sale prices to be lower?

Though sleepy for a while this is easily the most exciting development along the whole cambie corridor ignoring the huge elephant on 41st

The report says the Heather Lands homes will be 99 year strata leasehold, but those figures are supposed to indicate what a 60% purchase/ 40% government share looks like, and doesn't tell you what the actual price will be (although they're probably a reasonable guess).

Oh no I disagree. I think it would be an absolute shame and waste to demolish it

Columbia Park NW/W View - Sep 22, 2024

There’s few better places to see the evolution of the Oakridge Municipal Town Centre than Columbia Park. Though the pace of change isn’t exactly rapid as it’s been 6 years since the third & final phase of the Cambie Corridor Plan was approved.

Our next photo tour takes us to several active construction sites in the Oakridge, & Riley Park-Little Mountain neighbourhoods.

I bet those built with cheap materials of the day won't last too long compared to the grand old dame.

You'll be amazed how low the appreciation for heritage structures has been for this city and province in general. No wonder we lost the old Hotel Vancouver, Birks building, etc. Even today, we are still losing lots of items of significant historical value, including Captain Cook's statue at Victoria's inner harbour, as well as the original intention to destroy the "Old Town" display at the Royal BC Museum, etc. Many think that we have lots to demolish and plenty remaining when we only have a handful. "Yet another forgettable Tudor" is a common theme coming from those with a disregard for the protection of historical structures intent on heritage destruction.

Back in 2022:
https://bc.ctvnews.ca/you-of-all-peo...tion-1.5926060

Heritage Vancouver "A" Listing:
https://heritagevancouver.org/top10-...building-1912/

The Fairmont Building contributed a lot to the freedom of this nation, including taking care of shell-shocked soldiers during the Great War, and yet we are all diverted to "the atrocity of the First Nations people by the RCMP" only because this building served as an RCMP barrack for a number of years. That's utterly the dumbest excuse to create hate for something. Might as well disband the RCMP today if this organization is so "brutal".
