Demolition is complete at 415 Madison Avenue, the site of an upcoming 40-story commercial skyscraper in Midtown East. Designed by Skidmore Owings & Merrill and developed by Rudin Management under the 415 Madison Avenue LLC, the 605-foot-tall skyscraper will yield 343,100 square feet of office space, a 350-square-foot ground-floor retail pavilion, and a 2,400-square-foot open-air public concourse, and is being constructed in compliance with the East Midtown sub-district regulations with air rights that were purchased from the landmarked St. Bartholomew’s Church along Park Avenue. AECOM Tishman is the general contractor for the Midtown project, which is located at the corner of Madison Avenue and East 48th Street.
Awaiting to rise!

^So if this is still going to be 605 feet tall, with only 24 floors that would mean 25 foot ceiling heights on every floor?

Don't know. It's what they have on the website.

The original building was 24 stories and 270,000sqft, they just didnt update all of the building page info. Nothing has changed with the new development.

^ It was planned as a 40-story building, I don't know if the actual design included that many though, I've never counted. Now that I think about it, the original building was 24 stories.

Whatever the case may be, this is a small but nice addition to Madison Avenue, and more importantly for the LIRR concourse, on of the entrances that gives it it's name.

I’d also like to see a redesign for 415. The lower floors are amazing, but the upper floors are lame. It needs to taper and have a crown.

I wonder if Rudin will entice the NFL to take space here. The NFL's lease of 175k sf at Rudin's 345 Park expires in 2030.

There is no reason for this very small boutique tower to be stalled. I hope that it's not moving because Rudin is negotiating with ABS/Silk-Halpern, who own the vile piece of Tartarus on the corner to enter into a partnership to develop a bigger tower. I don't know who owns the junky little townhouse in the middle. I'll look on ACRIS.

All of the mechanical equipment on 425's facade make it even uglier than it is. It would be tolerable if that junk was removed and if it were cleaned of the grime on its facade.

This small tower could rise on spec and would fill up quickly. Rudin didn’t even mention it at the CNBC conference. Hopefully, they’re negotiating with the owners of the other parcels to build a larger tower.
