Most likely will be additional float den space thats usable for functions etc. I still not sure they will be located where they are currently longterm so this is probably part of long term planning as well.

$4.5 million food and beverage company incubator planned by JEDCO for the technology and business park in Avondale. Article says the region currently has 7,000 food manufacturing jobs with an average income of $73,000. Says we had an incubator in St Rose but that was damaged by Ida and didn't reopen. https://www.nola.com/news/business/i...rce=featured-2

Big changes are planned for Harmony Circle in New Orleans. Here's where things stand.

The Downtown Development District has begun the process of redesigning a New Orleans traffic circle that was once home to a major Confederate monument....

Churchill Technology and Business Park in Jefferson Parish is getting the area’s first ever Food & Beverage (F&B) Incubator, courtesy of $4.2 million in grant funding awarded to the Jefferson Parish Economic Development Commission (JEDCO) for the design, engineering, and construction of a 15,000 square-foot facility.

Construction is expected to begin in 2025. The project is expected to generate approximately 55 new construction and engineering-related jobs and will retain 420 industry-related jobs in the region. Based on industry estimates, the project is expected to bring in more than $66.2 million in private investment.

“This project will fill a significant void in the region,” said Jefferson Parish President Cynthia Lee Sheng. “Greater New Orleans and Jefferson Parish have long been a hub for food and beverage businesses, ranging from major manufacturers to successful startup companies. The construction of the incubator will allow us to keep serving and supporting the vibrant, innovative industry that drives much of our economic success.”

On Oct. 2, federal, state, and local officials visited the Churchill Technology and Business Park in Avondale to celebrate the funding and first step of the facility coming to fruition.

“Businesses within the food and beverage space are major economic drivers for Jefferson Parish. This project further lends to our dynamic economic landscape and directly aligns with our focus on growing the culinary products industry, a major targeted cluster in the parish’s long-term economic development strategic plan,” said JEDCO President and CEO Jerry Bologna.

“The GNO Food and Beverage Incubator is a foundational investment in the future of our region’s burgeoning food and beverage industry,” said Michael Hecht, GNO Inc. president and CEO. “As the only facility of its kind in Southeast Louisiana, this incubator will provide food entrepreneurs with the resources they need to scale and thrive in Jefferson and Louisiana. The combination of commercial kitchen space, technical support, and mentorship fills a gap in the market and strengthens the ecosystem to power one of the region’s most iconic industries.”

The incubator will include three commercial kitchens, demonstration and training space, offices, and storage space, including cold storage. Once constructed, entrepreneurs and small business owners in the food and beverage industry will be able to rent space for food production. Tenants will have exclusive access to kitchen equipment, storage and loading space as well as technical support in programming, mentorship, and marketing. There will be comprehensive resources and guidance to help entrepreneurs start up and maintain their businesses in the region.

I didn't realize they had such an extensive master plan. I thought it was just kind of a piecemeal approach they were taking but that looks like something pretty impressive if it comes to fruition.

Really hope this pans out. These kinds of city-center developments seem to be the future of suburban development, as ironic as that is. I've seen a few around the Houston area, and they seem pretty popular. Having a mixed-use development with residences, retail, and offices with these kinds of public spaces included could be huge for the region as a whole. I think if Federal City were developed in the same way, it would be a lot more popular than people might expect with it being on the West Bank.

Far western Jefferson Parish is really the only place with a lot of undeveloped land as far as the "central island" of the NO area. I think this could really be a catalyst for that whole section. It's kind of a last resort as far as a place to live for a lot of people now. I guess I'm kind of just repeating what you're saying but yeah it would be interesting to see what they could do with Federal City. A good redevelopment there could really add to the city's tax base

Developer Darren Aschaffenburg has revised his plans to renovate the former Metairie Towers condominium complex on Metairie Road, which he purchased on Thursday for $24.5 million.

Instead of converting the building into 219 apartments, Aschaffenburg now says he will keep the building as a complex of condos but with fewer units — 160 — that have larger floorplans. He’s also adding an eighth floor to the building and 12 luxury penthouse units, upgrading the exterior, and gating the property, which will be staffed with around-the-clock security.

The renovation will take nearly two years to complete and will cost between $45 million and $50 million, he estimates.

Aschaffenburg, who is renaming the complex The Tower Residences of Old Metairie, is banking that the area’s high-end amenities and silk stocking vibe will appeal to buyers of his condos, which will range from 900-square-foot, one-bedroom units priced at around $600,000 to 2,500-square-foot, three-bedroom units and penthouses priced at “several million dollars each,” he said.

&&&&&&&&&&&&&&

Pricing seems pretty ambitious. You can get a pretty nice single family in the best part of old Metairie for 2.5 million.

yea im not spending any crazy money like that to live in a condo when I can have a house with a yard ect... $600k for 900sqft is insane but people keep buying it up

its the same way with these townhouse doubles in my neighborhood, tiny patch of grass in the front and rear, small 1 car garage and a thin wall between your neighbor, they have 2 recently that sold for $500k each right by the guy next door who has an actual house for sale, same sqft decent multicar detached garage and a huge grass lot all fenced in and its still sitting there for around $550k

Im thinking this is mostly geared towards Boomers who want to downsize and no maintenance to worry about

I'm pretty sure all of you are quite a bit younger than me. We have our own house, but at age 73, it is becoming clear that upkeep is becoming harder and not something we like doing.

At my age, money doesn't seem to be an issue.

I imagine my wife and I are the kind of people who would move into one of these condos.

It may seem like a lot of money compared to a house, but for us the advantages are better. We have plenty of disposable income, we want a place that is relatively crime-free, we are willing to pay the fees for repairs and upkeep, medical systems are fairly close, etc.

We are nearly through with the issues of a stand-alone house, but not ready for a nursing home.

There are a lot of us out there.

On a side note, we left NO about 30 years ago for work. I greatly appreciate all of you contributing to the site. It's great to read all of the things going on in the city we love.

didnt take long to clean this pan handling section up, its cleaned and formed up, if they do like the area right by champion square on poydras, it will be nice green grass, still have the other side the bridge off-ramp to get rid of the tent city setup

this is where signature bar was by the poydras/Convention center entrance, originally I was told that it would be doubling in size but as of last night seems it just getting freshened up

this side of the casino is bare at the moment, they are still figuring out a machine/table layout

and as I have mentioned earlier, they are set on having the hotel open for Taylor Swift, end of October for her 3 sold out superdome shows, it will not be fully open but they will open what is available. plenty work outside on the ground level so Id say that has a little while longer to go but they are shooting for October 16th-17th to open the hotel and get things moving

also, there is no more temporary valet for the casino, Valet will resume when the ground level entrance under the new hotel opens. they do still have separate Valet service at the Hotel

gambling stories:
last night, ran into a friend I havent seen in a long time, was walking to the parking garage and forgot to cash my ticket, walked into high limit and cashed at the cage, thats when my friend spotted me. he has money, way, way, way more than me. so we are talking and hes playing blackjack with Cam Jordan (always there) on the table to our right. friend is betting $1000 minimum with some hands increasing few thousand to $10k a hand, $10k was table max per hand. he had plenty money in chips, I wanted to see one of the $5k chips up close as they have changed the color from what most other casinos use. "can I see one of those $5k".."no problem, why dont you hold all of them" he hands me $40k is chips and if you could see the pitboss eyes when he did that, his face was priceless. pitboss didnt know me and if I was going to run off or something, even though I couldnt do anything with those chips

we left the table, he was up $75k with 4 more days to go lol, got some pizza from the cake boss place in the food hall, my first time eating there, was definitely good, then headed home

I was in there once during the NBA All-Star game or something and there was a table full of people in the poker room who all had like 50k in chips. Maybe more. It was at least a 10/25 game, maybe 25/50 They had stacked them in pyramids and not just straight up but having them balance on each other so it was kind of a design. Blew me away. But at some point I realized the casino is just a toxic environment so I haven't been since 2015.

I guess I have a different perspective because I live in a condo building and most of the management work is done by me and a couple of other people. I don't mind it because it means I get to make decisions about the place I live but I spend a lot of time fantasizing about buying a single-family so if I feel like a repair is needed or something there doesn't have to be this process of getting everybody on board and checking off all the boxes everybody wants checked when it's just a simple thing that we need to get done. Just my reality of living in a condo association is that all that stuff doesn't just get done and even when you're trying to be the one to get it done there are roadblocks. But maybe the prices aren't too out there for Old Metairie.

New Orleans Jazz Museum
The renovation of the New Orleans Jazz Museum, located in the historic Old U.S. Mint, aims to transform the existing performance center and control room while preserving the historical significance of the building. Formerly a performance center and control room, the space will now feature a custom Voice Over (VO) booth, replacing the existing ISO Booth, significantly improving audio production capabilities. The performance center will feature beautifully refinished wood floors, restored stages, and the addition of a new traveler curtain, projector, and screen, enhancing the overall functionality of the venue. Through this renovation, our team has navigated construction in an operation museum

This 1800s gem named “Jack’s House” is now an administrative space for Trinity Episcopal School. We preserved the historic significance of Jack's House while adding new life for new offices, refinished original stairs, new elevator, and a refreshed Carriage House now serving as a Board Room.
