1140 Sunningdale Road East - 3.5s townhouses (Under Construction)

A 4 storey mixed use building is being proposed for Sunningdale Rd E.. 42 units plus some commercial space.

The garden centre building is being demolished and site clean-up is now underway. Will the developer start construction of the low rise building soon?

Looks like this has been switched to a 36-unit stacked townhouse development according to a site-plan application filed back in the summer (available through the city's online permit registry).

If I remember correctly, the main floor commercial space from the original proposal a few years ago was supposed to be for the garden centre. They recently moved to the new plaza at Sunningdale and Richmond a couple months ago.

Also, the developer (according to the project page from the original proposal) is Royal Premier Homes. I have lost track of how many infill proposals they have across the city that they have already received zoning for. It would be nice to see them finally start construction on one of them.

Site prep now underway with utilities being installed to serve these future townhouses.

They have made good progress with these townhouses with the basement walls now poured. Should see the framers starting soon.

They have now framed upto the 2nd floor level for the row of townhouses fronting Sunningdale Rd.

Framing the roof joists on this 3.5s unit this week. Should see most of the roof sheeting installed by weeks end.

Installing the asphalt shingles on the roof now and also have made good progress installing the window modules.

Looks like the exterior brick work is now complete for the first floor and the exterior siding for the 2nd and 3rd floors has started. Drywall already being delivered to start interior finishing.

Concrete curbs are now poured for the driveway and parking lot and grading prepped ahead of paving. Siding install for 2nd and 3rd floor progressing well on the exterior finishing.
