MST & Aquilini partnering on redeveloping the BC Liquor Distribution Branch site.

-12 towers up to 60 storeys
-3800 residential units
-Commercial space for 1750 jobs
Expect minimal parking.

Crazy tall for that location.
But I suppose that there are only residents to the north who might complain (compared to Commercial & Broadway).

It’s right next to SkyTrain station. It’s more than appropriate.

There's job space, but anyone know if that's office space (like Broadway Tech Park next door)
or retention of warehousing / light industrial space (like PCI's Marine Gateway Phase 2)?

This height and density is only being allowed because of who owns the land, adjacent sites can go to 40 storeys.

Do we know what Commercial space for 1750 jobs is in square feet?

If they have to do the minimum according to the Plan that would be 3.5 FSR overall.

A quick Google gives an average of 175 sqft per person for office space, that would be 300,000sqft. That's 0.6FSR of the current site, perhaps around 0.8 if the future road network is excluded.

The open house rendering is much taller looking than this latest rendering. I wonder if they decided to scale back for some reason.

I think it's just the angle. They look the same to me. And the open house was last month so I doubt they changed it in that time.

Seems like the same renderings but from opposite angles. The one with the 60 storey towers up front definitely makes it seem taller. And these will be tall, probably pushing nearly 200m with the office podium. Although since they're in a geographic depression that should dampen how striking they'll be, but it should serve as a mirror to Gilmore Place across the industrial land/highway.

Will be cool to see when it's done, just like the other MST projects, any decade now...

To me it seems like 'Salmon' has more green space, but that could just be the sub-conscious effect of including the street trees in 'Salmon' as large green circle, and making them smaller and transparent in 'Cedar' for whatever reason. Same for the podium roofs. Perhaps that is a subtle sign that 'Salmon' is the preferred option?
