I've been watching this piece of property get uglier and uglier each month for a number of years. 2 abandoned houses sitting on prime Provencher with rear views of the Seine river. So nice to see a plan being put forward.

Looks like a great project! Do you know when the public feedback sessions are? If I'm able to make it I wonder consider attending to support the project.

The owner of the chocolate shop on Provencher Blvd is attempting to shutdown construction at 174 Provencher by filling an appeal of the issuing of a building permit at the next Property&Development meeting on Sept 18.

Ms. Menzies is worried about asbestos dust being knocked loose in the food prep area of her building, as well as demolition vibration impacting her 115 year old building structure.

She still has a concern that snow from 174 Provencher blowing off the roof might cave in her roof and according to her no mitigation study has been done yet by the developer as required by the zoning agreement.

Provincial Health and Safety was apparently not impressed by the limited sampling the developer did in her building and wanted an updated series of tests done. This seems to be an ongoing issue with what the city wants for tests and the province wants for tests when asbestos is involved.

Is that why construction has seemed to have stopped?

Choclate shop lady (180 provencher) is pissed, as expected. She Won't let the developer (of 174 provencher) come onto her building to assess for snow loading issues. So the City is just going ahead without it.

The exhibits talk about people going in for asbestos testing and such. Seems like they're in a letter sending spat with the lawyers doing lawyer things (ie: nothing),

Can she do that if the city issued permits? Seems like an interesting problem. If I understood correctly now the province is pissed that the city is letting them go forward without the proper assessment?

It says the City is issuing permits for the rest of 174 as the owner of 180 will not allow them in to assess. Seems like the lawyers are doing things very slowly or not at all.

Maybe someone more in the know can shed some light. But this happens regularly on other projects. I just dont know if theres always issues like this.

This is a nice looking building! In a way it’s too bad the 2 small commercial buildings are being lost, but no doubt a net improvement for the area, especially when combined with 174 and the rumoured development at the NW corner of Provencher/st Joseph

Yes it would've been nice to keep those two buildings. Hopefully the empty lot at the corner goes ahead. We heard recently it may be part of a development with the empty loot on the corner of Dumoulin at St. Joseph.

Looks like a great project! Here is the breakdown of residential and commercial units:

A total of 94 residential dwelling units are proposed, comprised of:
• 69 – single-bedroom suites
• 21 – two-bedroom suites
• 4 – three-bedroom suites

Six commercial units are proposed within the building at a total 9,996 square feet of floor area. Five units are proposed at grade and one office is proposed on the second floor.

Commercial units are proposed as follows:
o Unit 1 (Restaurant) – 1,668 square feet
o Unit 2 (Retail) – 729 square feet
o Unit 3 (Retail) – 1,504 square feet
o Unit 4 (Retail) – 691 square feet
o Unit 5 (Restaurant/Café) – 577 square feet
o Unit 6 (Office) – 4,827 square feet

I'm going to miss Dwarf no Cachette. Hopefully they find a good spot somewhere else and get the same traffic.

I hope so. Passed by there today, it looks like there might be some initial work under way, they've got a garbage chute and some porta-potties set up.

I noticed today that they were about to start the fourth floor of the building along the south side of Provencher near the St. Joseph corner. It's really starting to have a presence on that block!

It will be great to see the block when that building is completed and the two across the street are as well.
