Yes, I meant community space, not childcare facility. I wonder if they will divide the IMAX Theatre space into multiple floors?

Core memories for me going to that IMAX as a kid. Was out of this word!

I understand what you are saying, but there is something to be said for backing the bigger players because it will likely leverage larger projects that are higher quality. Most of the not-for-profit proposals going after HAF are Net Zero, Deeply affordable, accessible, and to be honest, higher architectural quality.

In the end, bang for buck will matter, I think. How many units can be leveraged for each $5 million bit.

The issue is that there is a sweet spot that makes development go,...most will need the $5 million. Dividing it up into smaller bits likely means little gets built.....It will likely go to bigger projects for now....might be different in the last tranche of money, if the HAF still exists and we haven't had an election that kills it.

I saw one once called “Storms” or something, tornadoes and hurricanes etc

The project seems to have become a modified P3 with an excellent developer at the helm. Huge amounts of the space are government and community spaces along with medical tower and housing. Not sure how the joint venture partnership on the housing component will impact construction of the Hudson Bay building as funding will now be directed here first I would think. The project is being subsidized by government and will for the most part be leased by the government and associated agencies.

Quite frankly I do not believe any level of government could pull off a project like this and complete it as quickly as TN.

The ultimate annual rental rate to create the project inclusive of grants subsidies etc will be staggering but well spent. We need to try and make things a little better and get people off the street and out of the bushes.

^ shouldn’t affect the bay. They are each applying for different funding sources independently. The bay’s funding is largely set.

People tend to see them as "Corporate" but at the end of they day, they're more local to me than any other outside entity. And if they can Ctrl C + Ctrl V the success they've had with True North Square and apply that all up & down Portage & Graham Mall, I'm all for it.

Just out of curiosity what happens to the old city hall clock gear works when the center of Portage Place gets taken down?

Who actually owns it the city, FNP, or the current owner of Portage Place?

its actually a nice piece of history that should be on display somewhere

Big news!

From what Ludlow just said, it will be 4 years (Q4 2028) when Pan am tower will be open.

Everything starts next year with demolition and Edmonton Ave atrium opening.

HUGE news. A mega-project moving forward.

This project + the Bay + Railside + Marketlands is 4 large scale redevelopment projects all happening in and around downtown at the same time. Actually if we add in the completion of TNS with the Sutton Hotel, it's 5 at once. Things are looking up!
