If you look at my photos for the baseball location. There is no existing structures on the property. The baseball stadium is not displacing the soap work people. In fact there a good chance the baseball stadium gets completed and the soap works are still there. The soap works are part of a future development that will compliment the stadium. From what I am hearing the soap works residents have a lot of time still to relocate. This will not be a 1968 Hemisfair situation where police grab residents and pull them away from their house a bulldozer comes in right after that to level the house.

A little off topic but I was watching a documentary on youtube regarding that and it was so sad to hear. I'm glad the soap factory people have waaaaay more time and it's not their own property they have to vacate.

But at the same time, I want this to happen too. I hate seeing two sides of the coin sometimes.

The situations aren't comparable. Hemisfair was a monkey's paw arrangement where San Antonio gets a world's fair but must sacrifice a huge part of its urban essence. Soap Factory is a market-rate apartment complex, not even subsidized housing. Tenants will have the opportunity to find comparable housing elsewhere. But the developers were stupid because they should have realized that displacement is a very sensitive issue here. They should have been much more communicative with the apartment tenants.

DIs it confirmed whether there were any additional in-depth discussions with the residents? I asking because if not, that would have been a significant error on our part.

Mini update

City emails show early plans for $4B sports and entertainment district in downtown San Antonio
Quote:
What will it cost to build a new Spurs arena and an entertainment district in downtown San Antonio? Emails from the city show an ambitious price tag as the city tries get the Spurs back to their roots at Hemisfair.

In fact, the project has an impressive code name — Project Marvel — and it has big price tag as well, an estimated $3-4 billion to transform the southeast part of downtown.

Records obtained by KSAT from an open records request show that in June 2023, city of San Antonio Asst. Manager Lori Houston emailed several real estate and consulting companies saying the city was “exploring the development of a sports and entertainment district.”

In a specific email to a commercial real estate firm, Houston wrote on behalf of the city saying, “We are in the feasibility phase for a $3-4 billion sports and entertainment district.” In an another email thread from Houston to Johnson Consulting, the CEO of the company wrote back saying they “just finished working with UTSA on all of their sports facilities so we are fairly dialed in.”
Houston and the city then emailed a series of non-disclosure agreements to those companies and records show a virtual meeting was planned for June 23, 2023.

The NDAs are where the code name Project Marvel first appears. The city requested any information related to Project Marvel remain confidential.

Please, no sprawling parking lots. Have bus lines stop there. Make garages that incorporate ground level retail. After all, an entertainment district needs places for small venue entertainment, and places for thousands of people to eat and drink. A Dave & Buster's would do well there, and other such places like a bowling alley, pool hall, etc.

The problem is businesses will be dead when there’s not a ballgame taking place. The area is not a demand location.

Downtown will be dead on non ball game days? An area a block away from river center mall and Southtown will be dead? An area filled with new residential units will be dead?

You obviously haven't been downtown or to Southtown. Where do you live by the way?

Sorry, I was referring to the location by the old Fox Tech high school. I live five minutes from the airport.

The area will be completely transformed over the next seven years as per the terms of this development. The ballpark isn't being built unless a lot of other stuff also gets built. Demand locations exist in four dimensions. The absence of a demand location now does not preclude the existence of a demand location later.

Yeah in this instance funding is literally tied to the real estate development happening around it, unlike other stadium deals in the past.

New downtown Missions ballpark would cost $160M, but officials say it ‘pays for itself’

https://sanantonioreport.org/new-downtow...0m-but-officials-say-it-pays-for-itself/

"The price tag and plans for a new baseball stadium in downtown San Antonio — anchoring a private development project that will partially fund the facility — were revealed at a City Council meeting Wednesday.

The cost of the San Antonio Missions home stadium and the land in the northwest quadrant of downtown is estimated to be $160 million. The 7,500-capacity ballpark would be built on mostly vacant parcels of land at North Flores, Camaron and Kingsbury streets, south of San Antonio ISD headquarters and adjacent to the San Pedro Creek Culture Park.

The new ballpark is expected to open in 2028...."

This is huge and I'm surprised there hasn't been more discussion about it.

Between this and the Hemisfair/Spurs development, it makes me wonder if DTSA is actually on the cusp of a real boom. Hopefully these residential projects have some height and aren't Texas Donut style buildings.

Don't hold your breath... after that — proposal for a lowrise suburban style apartment building right on hemisfair park... my expectations are in the 5 - 6 floor range.

These two discussions really need to have their own threads. I was asking about plans for the Spurs arena, but understandably got plans for the baseball park in response. Two conversations about two entirely different projects are happening simultaneously and they're getting intertwined and mixed up.

Who wants to take ownership of a new thread or two?
