I believe Red River is acting as a co-signer for the loan. But if Top Golf is experiencing financial difficulty and facing bankruptcy- isn’t that kinda risky to do a loan of that nature? Especially if they can’t pay it back. I dunno that’s my take.

I dont know where the Bankruptcy rumors are coming from. All that I can find online is that Topgolf Callaway is being split into two separate companies and it will remain a publicly traded company.

I don't remember seeing bankruptcy mentioned but their latest earnings fell by half and they're cutting back on the number of new locations. Seeing less traffic at their current locations

should have worded it as could face potential bankruptcy, they are not performing well and have a lot of debt. there is a reason Callaway is "spinning the brand off". as you mentions lower earnings and less traffic, the Las Vegas location behind MGM Grand Casino, probably the busiest one I have ever seen, last few visits and it wasnt like it use to be

I sure as hell wouldnt cosign a loan for them lol

Man you really like casinos. Not to get too off-topic but I know golf saw a resurgence in popularity during and after COVID but that may be fading and that may be part of this.

Red River is probably requiring that the convention center be one of the guarantors on the loan because if one of the lawsuits negates or cancels the lease from the convention center to RDNI, then the landlord for Top Golf reverts back to the Convention center from RDNI. This gets Red River comfortable to make the loan and hopefully allows work to move forward even with the lawsuits.

Gotta say some of the lawsuits make no sense. Like why is the Le Citron guy paying to sue the river district when his business stands to benefit from all the increased traffic and potential customers in the area? That reeks of the 504 golf guys funding a lawsuit from the background.

Some alternate renderings for the proposed hotel at 621 Elysian Fields. Not sure how legit these are, since they were just on the architect's website.

I sure do, yes its a give and take entertainment for me but it has also brought me to places I might not have traveled and if I did, I couldnt buy that experience outside of the casino...

as for the golf bars fading, I agree, another spot in Las Vegas, at the Strat Casino, they have Atomic Golf, you can rent a golf ball launcher to shoot at the ball collector lol, the place opened end of March 24, by end of May they had layed of 250 employees..Ive passed the Top Golf Baton Rouge many times this year and when I have passed, it has been empty

im not routing for their failure, I actually want to go slam some golf balls when its open lol, looking at everything, it dont look good to me

Dude I’m right there with you; it’s so confusing. But I guess that’s how the sausage is made. Hypothetically- if Top Golf were to go bust , I’d love to see a new arena for the Pels or even the Louisiana Music Museum go in its place. Not likely to happen ; but just throwing a best case scenario out there.

As someone who's not really into golf but planning to check one or both of these out when they open, the pricing seems like a barrier for casual consumers. Split between a group of people, it's not crazy, but I think if they want to appeal to more than just avid golfers and become something akin to a bowling alley in terms of mass appeal, they're going to have to offer more promotional deals.

Wtf are they thinking with that design? Looks like some terrible crap from the 1970s.

The roofline along Elysian Fields is probably supposed to evoke a row of shotguns. Then the upper floors get pushed back to ''reduce the scale" along Elysian Fields.

Problem is - Elysian Fields has 2 and even 3 story buildings! The hotel doesn't need to squeeze down into one story, it just looks weird and almost suburban. The upper floors are pushed way back to create a big rooftop deck with a skyline view, but that just feels clunky and awkward too.

Really it should be a 2-story podium along Elysian Fields to hold the street wall, I dunno give it some New Orleans flair with a balcony/galleries etc then do the terrace on the 3rd floor. The previous design had something like that, but was also awful, maybe worse.

glad you good

Same here - everyone around us lost power, but my little section of Treme was spared. Entergy said the east bank should be fully back on by tomorrow night.

Fortunate here as well as none of my properties in NOLA lost power or internet. Same for the Northshore ones. It does seem when you compare this storm to Hurricane Zeta in 2020 that these improvements being made to the system are starting to pay off. Even if you lost power you are benefitting from the fact many others didnt and restoration times are much less than used to be. Hopefully, with this latest storm they can further refine the system and locate additional weak points and strengthen those. The goal should be for our system to be as similar to those in Taiwan and Hong Kong as much as possible.
