Related Group just got a 527 million dollar construction loan. This is massive and one of the largest ever granted in Miami history.

That's a huge loan for a single building, especially only a 600 footer. Though previous articles did say this would approach $2000/sqft which is loco. That's $2M for a 1k sqft 1 BR.

And $527M loan for a 150 unit building - and that's just construction cost. You do the math

https://therealdeal.com/miami/2024/09/04/related-integra-score-527m-loan-for-st-regis-brickell/

This also mentions the 50 floor figure which is up from the previous 47. So it could be a bit taller now and possibly approaching 700 ft.

If this is roof height - which it probably is - it will be similar in height to the Burj Al Arab - Dubai's '7 star' hotel.

which is shaped like a sailboat while this will be shaped like a cruise ship. Both insanely expensive and anchored by a four (or seven) star hotel.

I always felt Miami mimicking Dubai's model in the western hemisphere, intersecting the North and South Americas and Europe, while Dubai is a convergence of Europe, Middle East, and Asia.

Actually there is no hotel component

Quote:
However, as there is no hotel component in the St. Regis Residences, Miami, the property is more private and exclusive
Also

Prices for the tower begin at $3.7 million.

Great!

With $562M 'in hand' I am sure they will be getting this one demo'd and u/c ASAP.

Let's just hope Related is not using the same demo company as they did for the One Brickell City Centre project!

Always in issue in Downtown Miami. You cant turn over a rock without unearthing some ancient relic. Its a 3500 year old settlement this time on the St.Regis site.

City buries the news as Brickell dig unearths 3,500-year-old burial and settlement site

Two years after the discovery of a major, long-buried indigenous village on a Brickell redevelopment site prompted a major preservation battle, archaeologists excavating at a separate bayfront site owned by the same developer just blocks away have uncovered yet another significant Native American settlement and cemetery that’s several thousand years old. But exactly what’s been going on behind the construction fence at 1809 Brickell Avenue for the past year and a half appears to have been largely kept under wraps by the city of Miami.

A preliminary archaeological report from last October, which the city took two months to release in response to a records request from the Miami Herald, summarizes initial but tantalizing finds on the site, owned by developers Related Group and Integra Investments, that date as far back as 3,500 years ago
