I think the only thing that would keep them from moving here would be if they decided to stay at their current home.

Amex wants to own its space, one source said, but how much of any tower it would own and the ownership structure remain to be determined.

That's something Related does a lot at Hudson Yards, and with the former Time Warner Center. It could complicate things slightly for Silverstein, but shouldn't be an issue. Related continues to pull it off over the railyards, another longterm leasehold.

NYGuy, since the structure is essentially at ground level, do you think that the steel could top out in two years if they start in January of 2025?

Developer Larry Silverstein looks to lure Amex to help him build final tower at World Trade Center complex

Larry Silverstein is praying the third time’s the charm for Two World Trade Center.

The developer is in serious talks with American Express to anchor or completely fill the delayed skyscraper, which needs a tenant for Silverstein to get construction financing, according to a report.

Amex has entered into an exclusive negotiating period with Silverstein, the Real Deal reported Thursday, and could make a decision whether to go ahead as early as this month.

One plugged-in industry insider told The Post, “It would be spectacular for Silverstein and the Trade Center, but it’s a helluva long shot. On top of astronomical costs, a relocation there would involve a million moving parts, including the question of what Amex would do with its space at Brookfield Place.”

Amex owns one million square feet in the lower half of 200 Vesey St. Brookfield owns the upper half.

The credit card giant, which has said it intends to stay in Manhattan, could also consider other available downtown locations, such as more than one million square feet up for grabs at Paramount Group’s repositioned 60 Wall St.

Silverstein had previously told The Post the design is “flexible” and can be changed to meet a tenant’s needs.

He also said construction requires no additional public approvals and could begin right away on the site, which is currently used for a beer garden.

“The foundation is built to grade. It’s ready to go,” he said.

So if this happens, it could be at least 800’ tall by the 25th anniversary!

American Express has had a great run on the stock market lately.

They are up 57% over the past year and 110% over the past five years.

This is a well run and wealthy company that will more than likely want a shiny new 21st century HQs.

I don't buy the "long shot" talk, especially if they've entered into an exclusive negotiating period.

There is significant interest here.

If it's completed in the late 2020s that's great.

A big if though, it may be in their best interest to go elsewhere or renovate their current headquarters. Let's see what Silverstein's got.

A 3MSF pure office tower in this market sounds like a longshot, does the current plan / zoning allow to for hotel or condo space here?

I anticipate a possible announcement on Wednesday.

This was sort of tucked away in a previous article:

"Silverstein has penned a new memoir, “The Rising: The Twenty-Year Battle to Rebuild the World Trade Center,” billed as “an epic tale of business, politics, and engineering by the man who spent two decades working to make it happen.” A reception is planned for its release date, Sept. 10.

An announcement about 2 World Trade Center would be a compelling storyline for the solemn 9/11 commemoration the following day."

You gave them a very expensive loan. Can I ask about the current status of the site?

Well, Tower Two is the only remaining site to be developed, and that is in intensive negotiation currently with a tenant. We will be in a position to describe anything and everything you can ask when everything is concluded. [The Real Deal reported last week that Silverstein is in negotiations with American Express to anchor the building.]

I remember the Bjarke Ingels sketch for the building, and then Rupert Murdoch was in talks to anchor. That seems like a story all its own.

I think this is going to get done pretty shortly. I’m very excited. It’ll be a spectacular addition to what we have here to date.

As you can see in that pic on the Observer's article, the floor plates at the bottom of this thing are absolutely massive.

It's going to have an enormous impact.
