Hudson River pier could be transformed into Midtown green space under new state law

"Midtown Manhattan’s Pier 76, a nearly 250,000-square-foot blacktop pier on the Hudson River, is set to become green space and possibly some commercial uses in the coming years, under a new state law that Gov. Kathy Hochul signed this week.

The law, which Hochul signed on Thursday, allows for new development on the pier that was formerly an NYPD tow pound at West 36th Street. At least half of the pier would have to be redesigned as park space, while any commercial uses would be restricted to east of Hudson River Park’s bulkhead, or seawall, according to the legislation.

Those uses could include “office development, amusement rides and tourist attractions, facilities for waterborne transportation activities and floating restaurants,” a memo on the bill states. But the Hudson River Park Trust, which stewards the four-mile-long riverfront park off the West Side Highway, would have the power to make up to 100% of the pier green space, and parking garages would not be permitted..."

While Eric Adams seems like he has been a clown of a mayor, this is a great proposal.

"The New York City Council unanimously approved a plan that would radically transform a section of the Bronx, replacing low-slung industrial buildings with thousands of new apartments as the city contends with its worst housing shortage since the late 1960s.

The rezoning plan will remake a 46-block corridor around the Morris Park, Van Nest and Parkchester areas, adding about 7,000 housing units near four new commuter rail stations, which are scheduled to be completed by 2027. In the years that follow a new neighborhood would emerge, made up primarily of mid- and high-rise residential towers.

The plan is the latest rezoning to take place in the Bronx, the poorest borough in the city, whose southern neighborhoods have been transformed in recent years by the march of new construction and high-rise rentals. This effort targets a slice of the East Bronx that now has very few residents — just 637 — and aligns with the Adams administration’s blueprint of encouraging new housing in pockets of New York City, including in areas currently filled with manufacturing sites..."

Fordham Landing is a really impressive project.

I especially like how the project integrates a rebuilt Metro North station.

New renderings have been revealed for 1490 McDonald Ave, an upcoming 12-story mixed-use building in Mapleton, Brooklyn. Designed by C3D Architecture, the 185,000-square-foot structure will yield office space, a community facility, parking for tenants, a public plaza, and a space for a restaurant and cafe. The 29,500-square-foot trapezoidal property is bound by Washington Cemetery to the north, Avenue M to the south, McDonald Avenue to the east, and a number of low-rise warehouses and commercial facilities to the west.

The renderings show 1490 McDonald Ave with an angular tiered massing clad in a reflective glass curtain wall. The alternating geometry of the tiers produces a series of terraces in a variety of dimensions, all shown populated with landscaping and seating. The public plaza at the base sits below grade beneath a soaring overhang supported by tall cylindrical columns, and the building culminates in multiple mechanical extensions clad in light gray EIFS paneling.

The site is currently occupied by a warehouse that will need to be demolished before work can start on the new building.

The nearest subway from the property is the F train at the elevated Avenue N station to the south over McDonald Avenue.

A completion date for 1490 McDonald Ave has yet to be announced.

Developer Beitel Group has secured a $135 million construction loan to complete two adjacent residential projects at 261 and 315 Grand Concourse in Mott Haven, The Bronx. Designed by S. Weider Architect PC, the 14-story structures will span a combined 348,000 square feet and yield 405 rental units in studio to two-bedroom layouts, as well as 136 parking spaces and a 5,100-square-foot shared recreation space. The buildings will rise from a triangular parcel bound by East 138th Street to the south, Grand Concourse to the east, and Walton Avenue to the west.

The 24-month whole-term loan, issued by SCALE Lending and arranged by Landstone Capital, comes with two six-month extension options. Since purchasing the sites in April 2022, the Beitel Group has demolished the existing buildings and completed excavation work.

“Demand in The Bronx multifamily market is already robust and continues to grow,” said Martin Nussbaum, co-founder and principal at Slate Property Group. “We are thrilled about the opportunity to once again team up with Ben Beitel, an experienced and established developer. Beitel Group has a $2 billion national portfolio and a proven track record of successful ground-up multifamily projects both with us in the NYC metro area and across the country.”

The project is located directly west of the 138th Street-Grand Concourse subway station, which is served by the 4 and 5 trains.

Completion for both buildings is slated for November 2025.

Located between Sutphin Boulevard and 148th Street, the lot is close to the Sutphin Boulevard-Archer Avenue-JFK Airport subway station, serviced by the E, J, and Z trains. Joel Weiss of Heartfelt Townhouse Build is listed as the owner behind the applications.

The proposed 254-foot-tall development will yield 720,248 square feet, with 711,007 square feet designated for residential space and 9,241 square feet for commercial space. The building will have 521 residences, most likely condos based on the average unit scope of 1,364 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 363 enclosed parking spaces.

JFA Architects and Engineers is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
