IMO it's pretty close to the Art Gallery, so the funky design/colours kind of fit in to the area vibe.

Among some other stuff on McMillan and elsewhere which I believe we may have seen. First look at this one for me.

Dual towers on Plaza next to Abinoji Mikanah. Nothing super spectacular. but in line with some of the other developments in the area. Lots of units.

Yea great project for the site. A bunch of the condos at 120/130 Plaza just north of it have been listed/sold, I would bet due anticipating their lost sunshine.

I wonder how soon developers will be looking at buying up clusters of SFHs fronting University Crescent between Thatcher and Pembina to build more multi-family, or even later some properties deeper in the area that don't front University Crescent.

I'm also surprised there isn't more lot redevelopments in Fort Richmond, especially near the fringes of the U of M campus of SFH into 3-4 unit multiplexes like we've seen in old St Vital, St B, River heights etc...

Enough with the awful corrugated metal cladding already! I can't be the only one who is completely and utterly sick of seeing it everywhere. That trend should have died at least 20 years ago.

Huge win on that lot, replacing a single story store with two towers? That's densification 101.

Fort Richmond is not considered a "Mature Neighbourhood" by the City of Winnipeg and therefore falls out side of the area for the new infill guidelines, unlike the other neighbourhoods you mentioned. Basically most of Fort Richmond is zoned R1 (single-family houses only) and there's not much developers can do to change that.

They could just apply for rezoning. Nothing stopping re-development other than money. I'm assuming since it's a 'newer' neighbourhood, the finances don't yet make sense to purchase the homes and properties for redevelopment, as the costs are still too high.

Need to wait for the existing homes to become dilapidated, or for the market to change in which higher rents/sale price come back in return.

Also, did the new infill guidelines actually come in to force? I thought all that was cancelled because of developer outrage?

Same report has an update on the Wellington Cresc. redevelopment of the School for the Deaf.

Just wondering on a couple of proposals that haven’t seen any movement in awhile , Capri Hotel lot on Pembina was a proposal for a 10 story Apartment and the proposal on St James Street that I think was a combination of residential and office , St James Street and St Mathews I believe .

This is unf•cking believable. They actually allowed a gated community in the middle of a mature neighbouthood.

They claim the houses face Wellington yet they are behind a five foot tall fence and a locked gate.

I’m writing to Orlikow and calling the planner. This is ridiculous.

Well the homes are absolutely terrible, the road is narrow and the site is under parked for visitors as there is no stopping on WC.

The riverbank is extremely unstable resulting in a proposed stone / concrete solution removing any chance of greenery on the river bank for 100 years.

While I don’t necessarily mind a “ condo roadway “ the proposed solution is anything but elegant. The site screams for a 4 to 6 story structure in my opinion …

How does a fire truck get in there for a toy drive?

Well the houses do "face the street", have a sidewalk and gate through the wrought iron fence to access the sidewalk. But it's basically the back yard based on the suburban style house. The internal street is like a back lane. It's just 🞵🞵🞵🞵🞵🞵, underwhelming, suburban style development on a prominent Winnipeg street. Put this in Waverley West and no one cares.

Are the locals in an outrage over this as much as they were over the condo building going up nearby?

that's the dupe....its a five foot fence with a locked gate towards wellington. Its a 'front' in name only....if it was actually a front it wouldnt need a five foot fence.

It is rare I agree 100% with trueviking but Winnnipeg's residential fence by-law indicates a maximum of a four foot front fence is permitted.
