Now

Just so disappointing. That building is going to back on to a rail line, not right up to another lot. West of them is fricking church parking lot and northwest of them, again, on the other side of a rail allowance, is maybe 10 houses that would see some shadow effect.

So we lose 5 floors of residential development and ~ 65 units because that. For all of Mayor Gillingham's talk, he should be in there pushing the original plan.

Also, often those initial renders are not rooted in any sort of constructability or financial reality. Just a pretty picture to attract investors, tenants, etc. When it comes time to actually build something, they almost always get value-engineered down.

I know we have been bemoaning all of the white/grey/black buildings as of late, but that has to be one of the most un-inspiring proposals out there. I would kill for a black or grey stripe on it anywhere. It is the definition of bland.

I know people have to live somewhere and I assume it's rentals. But my word, I would skip over that place so fast.

They may not be the flashy highrises we all desperately want, but it sure seems like there have been a lot of these 5 - 15 storey buildings getting proposed/built over the last couple years. Maybe 800k people really is the magic number for development....

I think the height difference is that is what is allowed under existing zoning and the developer chose not to apply to change it for a larger building if I read Janice Luke's web page properly.

100% agreed.
What will be built is nothing special but the original plan had some restrained grandeur & more presence.

Is there any room left on the block surrounded by Portage, Colony, St Mary and Good St? If you flip it on its end it would fit right in there! /s

Ah well…it’s additional (mostly) student housing on south Pembina, next to a railway, a parking lot and a Smitty’s. It is what it is. I’ll give it a C+.

TBF, I don't find the original render terribly inspiring either. Slightly better with more windows and floors, but nothing that screams 'what a beauty!'

I actually just saw that there is new fencing up half a block over at 284 Balmoral. It goes right up to St Mary. Anyone know what what is happening?

Total opposite of the plain white block on south Pembina. What an explosion of colour and textures...I am not sure that is a good thing here.

Hard to tell from the render, but it looks like vertical corrugated metal, horizontal corrugated metal, stucco, stone, wood, smooth metal.
