It's half a block removed from one major artery and a block away from another, so while technically true, it's not like it's far removed by any means. But a win is a win here!

282 West 49th Avenue (Langara Family YMCA) - 2024 Concept

In contrast, the newly submitted 2024 rezoning application for the project recalibrates the project to focus on generating more housing through significantly added density and height, with a comparatively smaller replacement YMCA facility. There would be a 407-ft-tall, 37-storey condominium tower at the southwest corner of the site, fronting Alberta Street, as well as a 252-ft-tall, 22-storey market rental housing tower at the northwest corner of the site, fronting West 49th Avenue.

More market condos? Oh great, because what the Cambie Corridor really need is more $800k studios.

As opposed to... what? Less housing? More housing more better.

That's just the asking price. Nobody is being forced to pay it (and after 76 days on the market, nobody is paying it, either). If the owners leave it empty too long they'll risk getting a vacant property tax bill as well, so there's an incentive to price it more realistically.

More purpose-built rental housing would be better.

Look at all this expensive food because of inflation! We should respond to this by banning farming.

Heather Lands hasn't seen much action lately, good to see something happening. Is Parcel "B" going to be the first one developed, or did I miss something on Parcel A?

Apparently someone is trying to rent out a studio here for $2,650 (it says 515sf), which is pretty in-line with new rental of this caliber and area. Someone is taking a massive loss renting out at that price even if they purchased at a lower price back in 2021 or 2022.

I know security of tenure is a large factor - especially for me - between owner and purpose-built rental, but the asking rent won't change.

Yeah Heather Lands isn't just a bunch of condos, I believe it's to come with some commercial, retail, parks and daycare space. Seeing something get off the ground associated with the development is great news.

As far as I am concerned, only having talls along artery is definitely the wrong planning choice, especially for residential buildings, which should situated along the secondary streets. Commercial or mixed-use developments should be encouraged to be built along arteries and the immediate parallel streets and laneways.

I'm glad the trend is moving towards the latter.

They should have called this the King Edward Corridor Plan - after 15 years, there is a distinct lack of product along Cambie

They need to save the Fairmont Training Academy building!

No one in this city seems to be voicing for it to be saved. That's really shameful.
