The first non-market building was completed in 2015. A second should have been completed, (and it looks close to completion) and the rest was supposed to be delivered by the end of the year, (although that's not going to happen). A third building was approved last year.

Holborn has moved around the locations of the social housing a bit since the site plan was approved, but I'm pretty sure 5155 Main Street is still social housing (I think it's got Occupancy by now).

Seniors social housing building was completed in 2022, I think? I think they've built a total of about 160 units so far so only 74 more to go? Last building I think is still located in Phase 4. Could be 2 more buildings for those 74 units.

5198 James St looks to be the 1st project of Phase 2 to go ahead with 5299 Main St (located in Phase 1) swapping locations with social housing, which will now be in Phase 2 (137 East 37th). As I understand it.

By our count there's

Phase 1
3 social housing applications (one includes a daycare), 1 strata application (plus its resubmission).

Phase 2
1 social housing application, 2 strata applications.

Phase 4
1 social housing application.

That comes to a total of 331 strata homes, 282 social housing apartments, and a 69 space daycare. The only development permits that have been issued are for the three social housing proposals in Phase 1, one of which includes the daycare .

A building permit has been approved for 70 long overdue social housing apartments at Little Mountain. Only a lone 49 home development permit remains to be issued, with the rest of these 282 affordable homes either approved, completed, or under construction.

Some may say this proves David Eby, &/or ABC Vancouver have taken the right approach in mitigating this long running, tragic planning failure. Others may argue they’ll believe it when the last home is finished. As for us, we’re just presenting this information so others can weigh in.

Just so y'all know, Joo Kim Tiah feels really bad about how long it has taken. not bad enough to give an explanation, but bad.

....The lot has sat empty since 2009 since the existing social housing there was purchased by Holborn Properties Ltd. and demolished. The move displaced nearly 700 people.

Holborn was originally required to replace those units but claimed it failed to get financing. Vancouver city council last year voted to nullify the requirement.

Joo Kim Tiah, CEO of Holborn, says he feels bad about the whole situation.

“If it makes it any better, I would apologize about how it’s taken so long. It was never the intention. It’s a very long backstory about why it’s taken so long, but I don’t think we need to go there. What we can do is just focus on moving ahead as quickly as possible,” he said....

It's laughable that Holborn is incompetent enough to have owned this land for so long and missed not one but two real estate bubbles. Two perfect opportunities to easily move units in this project. Now they're going to launch in a time of high construction costs and tapped out buyers.

I also hate that their incompetence was a "convincing" reason for this council to vote to allow them to build condos before the required social housing. Home values have basically doubled since they were essentially given the land, and they were complaining that they were being hard done by and won't be able to make the project work without additional assistance? Give me a break.

I'm glad this is finally being built, but I hate that they got even more handouts than the already unreasonable ones they had, simply for sitting on their asses and not replacing the homes they were required to.

It was an extremely bad deal on the part of the BC Liberals. Unbelievable they made it. Imagine if BC Housing owned that land now and could have been building thousands of affordable rentals on it.

this who development has been insane. so much special treatment, handouts, etc. and theyre just the absolute worst.

they should have been forced to forfeit the land a long time ago.
