799 Southdale Road West - two 5s residential, one 6s retirement (Under Construction)

Wrapping up the 5th floor concrete block walls on the 5s rental building and should see the precast roof slabs being installed over the next two weeks.

Have now landed the roof pre-cast slabs on the south wing of the 5s rental building. Also excavator and dump trucks working to clear the small hill of soil where the 2nd 5s building is planned. We could see the foundation for the second 5s building being dug out this spring.

The second tower crane has now been removed further reducing the number of tower cranes standing in the city. The 5s rental building has now completed the 5th floor roof slab installation. And the hill of dirt to the east has now been cleared where the second 5s building is to get built.

Have now got window units installed up to the 5th floor in both the retirement building and apartment building. Insulation board now being installed on the apartment building so could soon see the masonry contractor starting soon with the exterior brick veneer. The east side of the property is being cleared and levelled which could soon mean the start of the foundation for the second 5s apartment building.

Exterior insulation on the 5s rental building is mostly done now and the masonry contractor is making good progress installing the exterior brick on the west side. The 6s retirement building is still getting the exterior wall insulation installed and most of the interior partition walls are now done with progress on the electrical, plumbing and HVAC rough in's. The second 5s apartment building to the east now has the site grading completed. Next step would be excavating for the foundation footings for this building.

Forming for the foundation footings has been started for the east 5s building. Exterior brick continues to be installed on the 5s building and they have started installing the exterior brick on the 6s retirement building.

They appear to have finished pouring all the concrete footings for the east 5s apartment building now. It too will have a L-shaped footprint like its twin to the west which they have been making steady progress with installing the exterior brick.

Forming started for the foundation walls on the east side 5s building. The west 5s building has now got exterior brick completed on the west wall and they are prepping for the north wall fronting Southdale Rd. The 6s retirement building is also prepping for the exterior brick podium base along Southdale Rd.

Have started building the ground floor concrete block walls on the south wing of the east 5s building. Finishing the foundation wall pours on the north wing. The other 5s building exterior is mostly completed with only finishing touches left as they are also progressing really well with the interior. They may start seeing tenants by end of the year. The 6s retirement building is also progressing well with most of the exterior work nearing completion and signs of progress with the interior finishing.

Have already landed the precast 2nd floor concrete slabs on the south wing of this 5s building. Prepping to pour the ground floor slab on the north wing which front the road.

Building the 2nd floor concrete block walls now on the south wing of the east 5s apartment building. Have now poured the ground floor slab and have made good progress building the ground floor concrete block walls for the north side wing of this L shaped building. The 5s rental building to the west already has for leasing signs up. Progress on the 6s story retirement building beside it is also moving quickly. They have already put down the base coat of asphalt for the parking lot and are finishing up the exterior trim.

Almost done the 2nd floor concrete block walls on the east 5s apartment building. Now leasing signs up on the first 5s building. The 6s retirement building is getting the final exterior touch-ups and is nearing completion as well.

Have started landing the 3rd floor precast concrete floor slabs on the south wing of the 5s building. Landscapers have started installing sod around the other 5s apartment building.

They have now completed the 3rd floor concrete block walls and should see the 4th floor precast concrete floor slabs being installed next week on the east side 5s building. The other 5s building is now leasing and may already have some tenants. The 6s retirement building is still being worked on with the exterior construction elevator still installed.
