That project would do wonders for that stretch of Jasper Ave and Downtown in general, especially with 300+ units.

At the expense of one of our few little strips of small-scale retail, including the Silk Hat and a great little 50s/60s building, let alone the really unique opportunities with the old Paramount itself.

So many other empty lots and spots to tackle first please and thank you.

If the Paramount can be incorporated in the podium, with the facade at least retained (ideally the entire theatre), then I'm game.

Those other two commercial buidings are sad and nothing special historically or architecturally (the Hat building moreso then the Remedy corner block), so if One Properties is actually going to proceed with a nice tower there, great.

Classic.

Tear down instead of building upon the MANY vacant lots.

Well based on the preliminary render, they have no plans to incorporate the Paramount facade, which is really sad.

What's the economics though if a building is at the end of it's life and maybe the developer already owns it? vsame developer outlaying cash or financing to buy up vacant land that is overpriced due to it bringing in parking revenue into perpetuity & implicit development potential? How do you incentive around that as a city to get those vacant lots developed instead?

Certainly their right and yes, at some point it makes sense, but it's just more of a general comment about development in the core where you tear character or period places like the Tegler, BMO, El-Mira/Patanne down instead of adding to the process of complete streets, blocks and city-building.

Underneath the terrible facade of those three CRUs is character, the Silk Hat stainless steel bones are still mostly there, I personally love the building on the corner, its metal, stone, look, scale and the fact that Remedy has been a STAPLE for the area for a long time now.

Oy to the vey. That just hurts.

It has all the imagination of ... filling in a form that has only check boxes.

They can call it preliminary all they want, but when preliminary has all the soul of... a form to be filled out, well then preliminary can go get stuffed.

Want to bring traffic back to the area? Reopen the theatre district starting with The Paramount... Build a tower by all means, but retain the theatre as a traffic anchor... Indie films, live events, IMAX, it doesn't matter. Any or all of them will do!
