Maybe, just maybe the I95 Cap can help reinvigorate it? I do think there's a big difference north of Arch and South of Market on 2nd. They've definitely added housing on the northern half of OC. Maybe that'll help drive some commercial into soon-to-be-formerly-known-as-No-Mans-Land between Callowhill and SG.
But I do agree with you, OC has kinda stood still (NIMBYS!) while capital went essentially everywhere else in the city.
old city and society hill have blocked most development and city council enabled it

Because of its location on the 95 --> 676 connector this lot is pretty, pretty, pretty conspicuous. The graffiti is mounting. Hopefully this can get going soon.

I was under the impression that they are gonna get going on this meaningfully when they are done with 2nd and Spring Garden.

Digging at 2nd & Callowhill Gets Us Thinking About the Future

Quote:
In the past, this parcel had been used as parking – likely for the crews just up the block – but new digging has drastically limited the number of cars parked here now. While we don’t see any new permits for construction, we are very pleased to see some signs of prep work. What’s planned here is about a million times better than what was here before, with the fenced off industrial building that stood here offering little to passersby. Let’s scope some of the renderings to get a better feel for what the street presence will be like here.

National Real Estate's Dan Killinger says firm's next Spring Garden project 'just a matter of when'
https://www.bizjournals.com/philadelphia/news/2024/06/24/daniel-killinger-national-real-estate.html

Ultimately, we will develop 2nd and Callowhill. We are entitled and permitted and ready to go. We’re just waiting on the timing for that. Things are more challenging today than they were two years ago. We will build that project, it’s just a matter of when. And then we’re always studying the sites between Spring Garden and Callowhill. Some leases in there go on for five or six more years, so we’ve got plans for different versions of what that could be and we’ll follow the market at the time. But again, the goal there would be to create a neighborhood. Instead of linking Market to Chestnut, we’ll try to link Spring Garden to Callowhill through American Street.

Not much of an update, but it would be awesome to see these public space/road improvements happen here along with the development

They've been using it throughout the Noble's construction as a storage area so it's no surprise nothing happened while that was still under construction.

Makes sense. I walk by there often and see activity once in a while. But nothing ever progresses.

The Noble is essentially done (on the exterior) so maybe now we'll see something.
