It is ironic in a way, as a development area, Burquitlam benefits from having been less developed in the past. Fewer giant stroads, fewer giant parking lots, just less bad urbanism to undo with development. Just need Morguard to redevelop Burquitlam Plaza, that will be the keystone to the final transformation of the area from its tired strip mall past.

Similar story with Metrotown vs Brentwood, or New West vs Whalley.

There is also a big difference in scale with the area of Burquitlam currently developed comparable to the area of Coquitlam Town Centre developed between Northern Ave and Guildford.

It is ironic, but it makes sense if you think about it, smaller parcels make for smaller projects which can be built by a wider array of developers. Not to mention Burquitlam's natural benefit of being closer in proximity to the centre of the region and the second largest university in the Province.

I've lived on the west side/Burquitlam side of Coquitlam for over 30 years now, going to Coquitlam Centre from here is a minimum 20-minute drive, and commuting every day by car from there would add so much time to a commute. I would never leave this part of Coquitlam. There is much more appeal here. I have to admit I am impressed by what Coquitlam has been able to do and the transformation of the Centre area in the last few decades but has a long way to go.

Someone was saying earlier than Coquitlam needs to expand their roads because of traffic. ijbol

Just a quick snap of the number of cranes visible from my balcony. The dots are supposed to be the cranes. The number above it is the number of cranes. By number 2 there are two cranes but one of them turned around when I snapped that pic.

The other side of the building has just as many projects under construction. Can't wait until the coquitlam college site and burquitlam plaza site to be under construction as well.

Also I will probably lose my 🏔️ views in the next 5-10 years.

There are a lot of cranes between Lougheed Station and Burquitlam Station. That'll be the most transformed area in Metro Vancouver right next to Oakridge.

According to a City report, QuadReal and Marcon had a deadline of September 26, 2023, but sought out a 12-month extension to September 26, 2024, and recently requested a second 12-month extension to September 26, 2025.

City staff say the reason for this second extension request is that the developers are making revisions to the master plan proposal, in response to changing market conditions.

"Since the project was granted Third Reading by Council, the project has continued to evolve with the applicant proposing refinements in response to evolving economic and market conditions," said City staff, who add that "the site plan remains relatively unchanged and the proposed changes remain compliant with the proposed CD Zone and the City Centre Area Plan, particularly with respect to density and land use."

Does anybody know what's happening at the Shell on North Road and Lougheed? They dug out all the fuel pumps but everything else is intact. Upgrades? Or something else?

On Monday, Sept. 25, Wesgroup officials stood before Coquitlam’s committee in council to talk about its master development plan for 435–465 North Rd., where Denny’s and the now-vacant Your Independent Grocer are located in Cariboo Centre.

Under its proposal, Wesgroup and Choice Properties REIT — a subsidiary of George Weston Ltd., the company that owns Loblaws and brands like Your Independent Grocer — are joining forces to create the North Road Partnership to redevelop the 7.84-acre site on the eastern side of North Road, south of Austin Avenue.

If OK’d, the gateway property for Coquitlam will include six towers, up to 45 storeys tall, with about 2,470 strata and rental homes plus retail and two childcare centres.

It will be built in four phases, starting at the southwestern corner of the site, said Dean Johnson, Wesgroup’s vice president of development, said, noting a strata and a rental building, grocery and drug stores and daycare will go up in the first phase.

He said Wesgroup is also looking at implementing a district energy system as it has done on its River District parcel, a 130-acre community in southeast Vancouver.

“We don’t want to look like the City of Lougheed,” Coun. Robert Mazzarolo added.

Other councillors called for an office tower given the low vacancy in the Tri-Cities and the property’s proximity to the Lougheed SkyTrain station, while some spoke about the need to preserve the neighbourhood’s multicultural vibrancy.

Coun. Craig Hodge asked Wesgroup to include a restaurant with the loss of Denny’s.

there is a project in West Coquitlam, a 6-storey, well 2 buildings, that was marketed as Linc and was over 70% sold and the showroom was shut down quite a while ago, anyway, I passed it today and noticed the Linc signage is gone and replaced with a new sign and a
new name but I missed what it said. A new developer must have taken it over.

So when something like this happens, what happens to the people who bought in?

edit: its called Via, sales centre will open soon according to the website.

Looks like a solid proposal, nice fine-grained street network that connects up to the streets around it. It is too bad there is probably no way to connect through to Westview St. on the East side. Hopefully it makes faster progress on construction than Morguard's stalled project to redevelop Burquitlam Plaza.
