Southgate City Project in Burnaby to Launch Retail Hub in 60-Acre Community with Thousands of Highrise Homes

Dan Clark, Partner at Sitings Realty Ltd., which is leasing the retail and office aspects of the development, said a Safeway (50,850 square feet) will open the first phase of retail at Southgate City, joined by TD Bank (6,868 square feet) and CEFA Early Learning (20,817 square feet).

There’s also a small food and beverage unit of about 1,270 square feet to be leased in the first phase.

“We have roughly 25,000 square feet of second floor retail/medical space that we can see being leased to physiotherapists, dentists, specialty medical, small and mid format fitness operators. Retail that can thrive in a second-floor setting and take benefit of the slightly reduced rents in comparison to ground floor space,” said Clark.
Quote:
The first phase of the commercial part of the overall development will be under construction soon with businesses expected to be open by 2028.

“The vision behind the project was to strip the heritage building down to its core and let the beauty of the award-winning architectural design shine, exposing the high ceilings and utilizing the natural light. An intent that aligns very well with our Home of Sport concept, rooted in functional simplicity. With elements like the Running Lab and modular fixturing which will allow for community events in the space, we look to bring back the cultural relevance of the building.”
Quote:
“The new adidas concept store on Robson Street is set to be a game-changer for Vancouver’s retail scene,” Hawkins continued. “Its prime location and impressive size show adidas’s confidence and investment in the city, promising an exciting and dynamic shopping space for everyone. We’ve concentrated our design efforts around experiences that add value to the consumer who enters our doors. We want to capture the imagination of our consumers through the accomplishments they will make while wearing our product and this applies to our athletes as much as our lifestyle consumers. Through our Maker Lab, consumers will have the opportunity to customize a breadth of product with locally inspired graphics.”

Seems to me that the Adidas store will totally gut the original architecture of the old library space - at least compared to original photos of the space (but much of the demo had been done well before Adidias).

The lighting was kind of cool in the old library. By the rendering it's going to look horrible like a cheapo Balenciaga/WeWork co-working space.

I assume it'll look similar to the Asian locations

There was a mention earlier that it would resemble the NYC Flagship...

Here's the former heritage interior.

Maybe they'll reinstate a mezzanine?

Doesn't surprise me that Low Tide snapped this one up. Practically Chip's backyard.

Wonder what the plan will be. Aim outside of policy, or just go with the TOA allowable 8 storeys? I doubt the city will entertain towers on 4th. I'm sure with that size of site they can easily make the numbers work on a lower-rise. Not to mention the retail lease rates will be very high. Does Safeway move back in with Fresh St market opening at 4th and McDonald, and Whole Foods next door?

Well, there's an IGA next to a London Drugs on 4th - I suspect the entire neighbourhood will soon be dense enough for everybody to coexist.

I wouldn't be surprised if they try for what is allowed on the other side of Vine under the Broadway Plan. Two 20 storey rental towers along 3rd and low rise along 4th.

Or something like the former Safeway site up on 10th Ave?

PS - side note that Safeway finally installed self-checkout at the 4th & Vine location.

Aritzia is moving into the old Forever 21 space at Guildford Mall, expected to open in the Spring of 2025. It will also include a cafe.

Uniqlo is opening at Willowbrook in the fall according to the social media. The only large space is the old Nordstrom Rack or one space is next to that, its never had a tenant since the remodel in the old Sears space. JD Sports, Footlocker, and Lululemon recently opened stores in the mall.

Fable is opening a cafe in their South Granville concept store as well.

Article on the Uniqlo Canadian expansion:

Quote:
On Wednesday, Uniqlo announced that it would open three stores in Ontario, as well as one in British Columbia. The three Ontario stores will be either in or close to Toronto, and will include locations at CF Sherway Gardens in Toronto, Heartland Town Centre in Mississauga, and Bramalea City Centre in Brampton. Uniqlo also announced that it would open another store in the BC Lower Mainland at the Willowbrook Shopping Centre in Langley.
Quote:
Uniqlo is also expected to secure a downtown Vancouver location, either within part of the building vacated by Nordstrom or nearby on Robson Street, though nothing is yet confirmed.

Daiso is indeed open at City Square, was at the mall opening day, not aware of anything to do with Daiso but was cool to see, it had lots of shoppers there. The weekday daytime vibe of City Square is definitely different to weekend and off hours, much busier. Although I miss having a Safeway so close, I can understand why it wasn't a good fit for them.
