It's a bit ridiculous how many of the TOD plans across the region are satisfied with simply being vertical suburbs to support Vancouver, rather than looking to add their own vibrancy/placemaking/destinations. A dozen 500 unit developments with a couple of CRUs each will never make a "downtown", as Surrey keeps claiming to want to do.
I agree for it to free like downtown it needs more shops and bars

Even if there were more CRUs in these new developments, all they’d be is a bubble tea place, sushi, a dentist office, or a subway. Or all 4. And they’d all be closed by 9

I attended a homeowner orientation last month and Bosa said the commercial unit on the ground floor will become a “popular Japanese restaurant” (although they wouldn’t say which one)

114m / 90m according to the planning report.
