Yea, the lack of pressure for additional CRUs is sorely disappointing. street level retail for at least 50% of the frontage should be the bare minimum with this level of density, this close to the skytrain.
It's a bit ridiculous how many of the TOD plans across the region are satisfied with simply being vertical suburbs to support Vancouver, rather than looking to add their own vibrancy/placemaking/destinations. A dozen 500 unit developments with a couple of CRUs each will never make a "downtown", as Surrey keeps claiming to want to do.

Even if there were more CRUs in these new developments, all they’d be is a bubble tea place, sushi, a dentist office, or a subway. Or all 4. And they’d all be closed by 9
