As far as the theatre goes, that element seems the most concrete of the plans by reading the tea leaves.

I wonder if the success (or at least notoriety) of the Sphere in Vegas would lend to ideas of constructing a similar (though smaller) venue. Perhaps not anything like the external LED shell, but perhaps internally relying heavily on an LED ceiling backdrop and ceiling. For obvious technical and cost reasons I don't see them building an external LED edifice,

Seems a lot of the green space in the renderings is “parkland on top of parking garages”. Not a huge fan of that plan when you could go underground for parking and/or centralize it in a few larger garages and have normal street level park land.

That tall high rise building presumably facing Ashland looks really nice. Possibly 500 to 600 feet?
