The environmental regulations have definitely tightened up and presumably the capacity of the channel would also need to be considered. What is the feasibility of raising it via a vertical sheet piling wall and backfilling?

It would be sheet piling, or building it up and away from the current rivers edge.

Capacity of the channel must still be considered in all options. However, IMO it wouldn't really make much of a difference.

Proposed development near the corner of Corydon/Wilton.

The surprise to me is that they're asking for zoning from MFR to commercial. I thought that commercial and office space was hugely overbuilt, and that it was hard to make money on new developments (with the new-development rents) in this environment.

Apparently this will be two stories of commerical.

Maybe as a large restaurant/bar? That roof top gives me patio vibes.

Maybe? But it looks like the main level is divided into three small CRUs, which would suggest the patio space would "belong" to the second floor.

I can't really imagine many restaurants going for second-floor locations. There are a couple I can think of on Osborne, I guess, but it seems like a tough sell.

The second story above the Osborne Shoppers, for instance, has a large patio space. It's sat more or less vacant since it was built (with the exception of COVID, when it was a vaccination centre)

Maybe they have an office tenant lined up already who wants this location? Dentist or lawyer who lives in the area or whatever.

For some reason I thought this proposal was taller, looks nice but it hurts to lose those little low-rent CRUs which are the backbone of a neighbourhood. Would be nice to have a few floors of residential at least.

At this point I'm convinced they have no interest in actively trying to lease it out and never did, they just built the little 2nd floor because the city made them.

The application says:

•The applicant seeks to build a 2-storey office building with 3 commercial spaces on the
ground floor. Current onsite buildings will be demolished

• The proposal requires a Conditional Use for the size of the office and the size of the
patio

Based on the owner's address noted in the application, it appears to be Tec Truck Services. Maybe they'll have an office upstairs and commercial units downstairs.

Either way, it's commercial and covered parking on the ground level, an office taking up the entire second level, and a small roofotp patio.

Also, the former Tweed/TD Bank property now has 2 stores in it, although they look temporary. There's a skateboard shop and an art gallery. Also, noticed an advertisement for a sidewalk market on June 29 and July 6.

And lastly, here's an update on some of the construction projects since this is a construction forum after all.

333 Wardlaw now has the windows and doors in:



425 Wardlaw has most of the cladding and balconies installed:



424 Wardlaw has the first floor structural steel being installed:



160 Osborne has all the balconies installed now and they're working on the paving stones surrounding the ground floor commercial unit:



197 Osborne is finishing up the siding on the commercial units:

SK8 skates has announced they are leaving their Main Street location. Not surprising. They will be opening pop up locations for one month periods in different neighbourhoods this summer. Osborne is the first month. Then they will decide which location will be permanent. Hopefully they choose the village. A perfect fit.

The artist collaboration they are doing right now is awesome. Half the space is for artists to sell their work. Would love this to be permanent.

The lease at 120 Osborne for Sk8 and the art gallery is till mid July (I think the 15th or 17th?). Sk8 is looking at locations in West Broadway and The Forks next. From what I've heard from them so far, they really like the village. There's been a pretty steady flow of people coming in and out of the shop/art gallery already. They're eying the old Shop Take Care location on Osborne, but rent is pretty steep.

One idea floating around is to keep the 120 Osborne unit as a dedicated pop-up space, and keep rotating different stuff/artists/vendors through year round, but I think the property management is looking for more of a stable long-term tenant. The rent they're charging for this month's pop-up is waaaay under what they usually charge for storefronts in that location, so it would take some real buttery chops to convince them to keep it going.

It looks like it's owned by ICI Properties now. Seems like they're asking about $3000/month for a 934 sq ft unit.
