About 4 storeys above grade… with no ‘above grade’ permits lol. One would think that a company (Concord) that built 30 towers downtown in the last 20 years would be able to keep permits up to date for
a super-tall with their name on it.

Hell, Toronto has surpassed Chicago in number of skyscrapers over 150m this May! Wonder if it'll pass New York City (it probably won't, but it's fun to think about )

It depends how you measure it, but technically, going by elevation drawings of the lowest occupied entranceway (I believe*), it can be argued that Concord Sky is just barely a supertall.

It's an official supertall!

The tower's height is measured from the main entrance and not the lowest CRU doorway which Maldive has posted. CTBUH clearly states it needs to be an entrance with a lobby and elevators. Urbantoronto in their main entrance measurements used the office podium entrance than the main tower entrance.

Heights used in zoning applications as official heights? I've seen more reports than most people being an editor for 25 years. Established grade used for the ground measurement is frequently feet above or below the actual ground floor of the building.

That may have been possible if NY kept their density cap and transfer system as the effort to built tall was substantial without an exemption.

However, their most recent state budget is offering some relief from the 12 FAR cap. I believe some density transfer would still be needed to reach 150m in a typical lot (maybe not, the new rules are still being defined by the state and city), but there will be a bit of a midbudget residential development boom in NY over the next decade replacing older 8 to 15 floor buildings.

Toronto hasn't past Chicago this May. The only one to pass Chicago was the Greater Toronto Area for both built and construction and that was some time ago. Toronto has reached 100 skyscrapers built although "built" is subjective. There's still ongoing repairs and finishing nor have the condo plans been registered.

It doesn't matter. Toronto is not going to catch New York in any of our time frames should New York ban all future skyscraper growth. It'll be over 40 years at 5 completions a year
