The tower is in city center. The planning report for the development in semiahmoo (22-0129) that is recommended for denial is duplexes and large single family lots, but is still being called too dense.

There's two different developments being referred to in kja384s post, 22-0129 (largely single family in semiahmoo), and 23-0245 (large black and white tower in CC as shown in th4 postcard).

@seamusmcduff Thanks for the clarification. I was assuming the tower proposal in the Semiahmoo location, which would explain my reaction.

No problem at all, I thought the same thing as you initially until I opened up the reports.

Not so bad if your home is actually in Surrey Central or the surrounding areas. It'll be just like working from home.

Surrey's city centre is looking pretty amazing now. Can't wait for the lots around the skytrain stations to be filled up with these 60+ towers.

On Monday, Surrey City Council granted a first and second reading to a residential high-rise proposal planned for the Whalley neighbourhood, adding to the ever-growing list of towers that are sprouting up in the area.

The developer of the project is ML Emporio Properties and the subject site of the proposal is 13389 103 Avenue, 13379 103 Avenue, and 10308 133A Street, each of which are currently occupied by a single-family home that was constructed before 1969.

Yes. Only shades of grey for some reason. Also, didn’t ml emporio have to sell the project across the street, the manhattan? Or are they still going ahead with it since it’s pictured in the rendering for this project?

Didn't see anything about them selling it. They were clearing the site in December 2023?

They had some mortgage on some property for another developer in Coquitlam that was in foreclosure

Yea the manhatten had a listing on realtor.ca claiming it was a court ordered sale but it was gone within 24h. The recently approved tower is directly north of it.

ML Emporio just sold out their project in Langley and have opened registrations for the manhatten, it should be coming to the market soon. They will probably start construction once Melrose is finished.

there was something being filmed last night, looked like a hospital type scene with army looking tents in the courtyard.

Notorious Surrey building, vacant since 1998, listed for court-ordered sale
Real estate exec says 'everyone is working together to find a good solution for the building' on 104 Avenue

Another chapter is being written in the ongoing, 26-year saga of a long-vacant commercial building in Surrey.

A listing for court-ordered sale has been posted for the so-called 104 Avenue Centre located on the Whalley-Guildford border, on the south side of 104 Avenue at 142 Street.

Constructed in 1998, the 274,285-square-foot building has become notorious for never having any commercial tenants over the past two-plus decades, with multiple owners involved.

Monaco
White Rock

Old, but not posted before.

From Glotman Simpson twitter May 13th:

A recent snapshot of our Monaco project in White Rock, BC,
nearly topped off!
Monaco is located on the crest of a hill, offering unobstructed views of
Semiahmoo Bay. The sloped site required careful analysis and planning
among the project team.

It shouldn't be legal for them to offer unobstructed views of the Bay when there is plenty of potential properties that could be developed in front of them to obstruct the view. On the website it definitely implies that nothing will be able to be built in front to obstruct the view.

Countless tenants and prospective buyers have shown interest in the building but having been inside you can tell there are some major issues. Electrical work is horrendous, shoddy workmanship, concrete looks suspect and there's zero plumbing. You can suspect that this project had some criminal roots back in the 90's (money laundering).

I could see a new buyer being interested in purchasing the land but the City may achieve better luck in getting something going if they aid in the demolition of the structure.

Looks like it would make a good school, and we know Surrey is in no abundance of those.

The "Health and Technology district" seems to be slowly coming to a halt. Floors 14 to 23 of City Centre 4 to be turned into hotel space rather than office. Could be worse, at least it's not student housing for a diploma mill like City Centre 5.

At the end of the day at least something is being constructed.
