FORT LAUDERDALE | 317 N Federal Highway. | 500 + 472 FT | 45 + 42 FLOORS

Motwani's Merrimac proposes 716 residential units in Fort Lauderdale
https://www.bizjournals.com/southflo...sidential.html

Quote:
In total, the project would total 1.4 million square feet, with 716 residential units, 8,713 square feet of commercial space and 1,083 parking spaces. It was designed by Nichols Brosch Wurst Wolfe & Associates.

The first building, along Third Street, would rise 42 stories with 390 units. Motwani said it would have mostly smaller apartments to keep rents more affordable for residents. The site plan shows a pool deck on the ninth floor.
The second phase, fronting Federal Highway, would have 326 units in 45 stories. Motwani said it would have mostly larger units, and he’s deciding whether it would be a high-end rental or a condo. The building would have direct ocean views, he added. It would have a rooftop pool deck.

Two-Tower 317 N Federal Highway Approved To Rise 472-Feet And 500-Feet In Fort Lauderdale
https://floridayimby.com/2021/09/two...auderdale.html

Quote:
The Federal Aviation Administration (FAA) has approved the heights of two towers collectively known as 317 North Federal Highway, a large scale mixed-use project planned to rise in the heart of Downtown Fort Lauderdale. The FAA has determined the structures may rise 472-feet and 500-feet above sea level as they will not have any substantial adverse effects on the navigable airspace. The development will give way to a pair of rental towers yielding over 700 units of 42 and 45 stories designed by NBWW Architects and developed by Nitin and Dev Motwani’s Merrimac Ventures.

Oops wrong title I copy and pasted without thinking, the title of this tower should be: 317 N Federal Highway.

Fixed.

That is a phenomenal rendering on a side note. Had to reference the dates this proposal came through because it looks like its complete. Very convincing rendering, unlike the Crayola crayon pencil DOB renderings we have up North.

The boom continues!

^^^

This is a very bare-bones pic of all the development, but it generally shows FTL's future.

Updates:

Demolition Permits were filed on March 1st and are awaiting client reply, with Landscape Tree Removal/Relocation Permits being issued. A site prep and Erosion Control Permit are likewise being processed. Finally, a Phase (Foundation) permit is awaiting the client's reply. The city of Fort Lauderdale says this is officially moving forward into being U/C with site prep. If I find some images I'll send.

Tons of activity on these two.

Both towers have applied for foundation and structural permits with MOSS & Associates being the chosen general contractor.

Dewatering for foundation work is now occuring for the shorter 42 floor tower by florida civil dewatering.

There's no photos sadly but I know because funnily enough the city filed multiple violations against them up until January

Quote:
"25-14 (REPEAT) $500 CITATION - While conducting group 1 inspections, I observed sediment and sediment filled water pouring off this construction site and flooding the street. This is a repeat violation (case BE230903190). The dewatering tank on-site appears to be full and causing on-site and off-site flooding. Therefore, the ground water is not flowing into the tank to settle but flowing off the tank, over the side and flooding the job site and spilling out across the sidewalk and flooding the street. There is a breach in the silt fencing as well."

Apparently there's two crane bases installed on site for the first tower, but not much movement has happened since. If anyone lives close to the site, please snap a photo!

I drove past this morning, but, was moving too fast to grab a picture. I can confirm that the cranes bases are on site.

Nice! Hopefully they get moving again because those crane bases were installed a while ago.
